Writ of eviction was served yesterday and sure enough, it was good that I didn't check that box about redemption for non-payment because guess what? She messaged me today and spotted the info about redeeming if paid and offered to pay! Because I just want my unit back, I told her No, you have to leave, the deputy will be there at 9 on Monday for us to change the locks. I'm not about to risk getting myself killed over accepting payment from a person and then kicking them out anyway.

She had bypassed us by calling the court to ask about it and they told her it was over and she had to call us. I can't figure out why she can't accept it and move on. She is in complete denial. I know electricity is scheduled to be cut off next week, so have no idea how she could possibly come up with several thousand dollars to cover both.

We gave notice to leave 03/30.26, filed for court on May 1, had court on 05/15 and filed for writ on 05/27 and set out is 06/01. About as good as we could do. --216.126.xx.xx

You got it all the way you wanted it. Well, except for the tenant to leave and pay as well.

Congrats on that. Have someone there at 9 on Monday with new locks and swap it all out. Maybe even leave after that and come back on Tuesday to start assessing the damages, in case you are worried about retaliation.

It has been a learning experience for sure. As long as you learned where and how things got to this point you know what to avoid on the next tenant. --47.227.xx.xxx

That's pretty fast, once it got to court.

Remember to stay away from the house / in your car with your head on a swivel, until after the deputy has cleared the property.

Upset people can do some stupid things to the people they feel "disrespected" them.

She messaged me last night with a long diatribe of arguments and complaints. Says she's found another place and just needs a few more weeks until it is ready! I calmly replied that it was all over now, and she was the one that TOLD me to take her to court. Anything that she wants, have it out of there by Monday at 9 a.m. Can't wait for this to be over. So tired of all the lies and game playing. I can tell you where she is today, pretty sure, the ball field. Am not looking forward to this circus Monday for my husband's sake because I am not going. Sounds like you will be left with a lot of stuff.

Contact a local Mission, Good Will, Salvation Army or the like to see if they will send a truck and a few volunteers out to collect anything that might be worth it. I have done this a couple times when I have the time available.

Then I call my scrap guy and have him give me a quote on trashing the place out. He gets all the scrap as well.

Once I get the turnover date anything in the property is mine so I do not have to worry about storing anything.

Change the locks, get pictures of the inside and plan for your next move. You are wise to not allow her to have extra days. I have given extra time for them to remove stuff as long as the deputy can stay. If he gets another call for service I make them leave and I lock the place up. --47.227.xx.xxx

Stop responding to her. Sherriff's letter said it all. Record what is left. She has had plenty of notice. Games are over. Stop communication. When the Sherriff comes, do as above and don't engage. Have a crew ready to put possessions out that day if your state doesn't make you store. I have a feeling you are up.on your state's Ll/T law though. --174.60.xx.xxx
