Hello Everyone,

I am tranfering all of my SFH rentals from my personal name to a series LLC. My question is what type of deed is the best to use ?

One attorney suggests a Quit claim and another says a General Warranty is ok since there is no sale or money involved. What has been your experience or advice?

I generally do an Ownership Transfer form at the County Clerk.

Like taking our former primary residence, and transferring it to the single-member LLC so it can belong to the biz.

Taking our first investment house that we bought as private individuals, and transferring it to the biz when it was ready to work.

I'm seeing that I have one case where we did a warranty deed, where we purchased a certain house as Entity A, and then splitting it off to Entity B.

Texas had only juuuuuust started doing series LLC's when we started, so it wasn't an option on our radar at the time. All our stuff is in various standalone single-member LLC's.

But it looks like if we owned it in our personal name, we used an Ownership Transfer form, and if we owned it under a biz name, we used a Warranty Deed.
