I am tranfering all of my SFH rentals from my personal name to a series LLC. My question is what type of deed is the best to use ?

One attorney suggests a Quit claim and another says a General Warranty is ok since there is no sale or money involved. What has been your experience or advice?

The answer may be state specific, but I used warranty deeds here and in OK. I had a title company in each state prepare the deeds and they both recommended warranty deeds.

I use QC deeds to move back and forth.

If I want to refinance a place I just QC it back into my name, do the refi and QC it back into the LLC.

I have not had any problems with insurance. I did have a couple lenders complain that the insurance was in the LLC while the mortgage was in my name. We either send a letter stating that I am a member of the LLC or we simply switch the insurance back to say my name only.

I cleared all that with my agent during an annual meeting a few years back.

The insurance company has me tied to the LLC so I feel that I am good to go that way.

The lender is the one complaining. I do not believe they even know I moved the property into the LLC. As long as they get paid and all that. But when the insurance came in and was different they balked, or inquired I guess is a better term.
