I sent them an approval and was going back through their file again today and looking more closely and a couple of things popped out:

1) His DL listed him as 5-6. The man who came with her on a second visit to see the apartment was at least 5-11. That discrepancy caused me to re-examine everything.

2) I took another look at the bank statement and noticed that there were no payments for mortgage, utilities, auto expenses. Just a bunch of small retail & leisure purchase and ATM withdrawals. No transfers to another bank account to pay those expenses. Payroll deposits went totally through the one account.

3) Uploaded the bank statement into Gemini and asked for it check if it was legit. Gemini pointed out text overlapping and punctuation glitches characteristic of being altered or fabricated. Gemini agreed the transaction detail was missing regular life expenses. (I prompted that this separately).

4) I re-evaluated the answer about the need for the apartment and decided it was too nebulous. There was no clear answer as to why.

Here's what I think--the wife is attempting a fraud based on access to the husband's information. I use Turbotenant for all apps which requires e-mails and cell phone numbers. She used her e-mail and cell for both applications. Granted some spouses do this for each other, but when considering the totality of everything and the fact that her own job is PT and low paying. I'm thinking that I was about to be set up.

The real husband is getting scammed and that means having him on the lease means absolutely nothing. Poor guy probably doesn't even know what's up. I almost want to report the thing to the police but will probably just keep it moving.

If you did not use Turbo Tenant apps and had just done your own apps, would you have caught it then?

Would they have been required to each fill out their own app and provide their own email and phone number?

Some tenants love to play games. Glad you caught this one.

Since you already approved them, how will you now reject them and how will it read?

I sent her a denial rescinding the application acceptance. I rejected based on the "inability to confirm required identity and occupancy details". She immediately blew up my phone calling 10-15 times (I didn't answer) and sent me a message saying "I really need this apartment". Hardly the sort of behavior with a co-applicant with a 743 credit score with 38K cash in the bank--those folks have options and aren't panicked by denials. No calls from the "husband".

Here's my main takeaway. The story has always got to make sense. Few people are going to rent a house in the same town where they own a place. If they were getting divorced, there's no reason to not be upfront about it. The reasons for renting a 3/1 while you own one only 10 minutes away have to make sense. --23.28.x.xxx

Good catch! yep I once was very excited for an applicant for my non-smoking unit. When I got her paystubs, she paid a penalty on her insurance at work as a smoker..And she smelled like a smoker. Which I would not have disqualified her for, except she lied.
