I had a showing last week. Young man felt he and his 4 yr old huge dog could live in our unit. Lol. He states he has a cage fitted for him while he is working. What say you? Can it be done? I’d have to charge a $1k pet deposit and $50 extra per month. I’m crazy for considering it! People! The dog is large. Thanks --65.188.xx.xxx

That is probably too much dog for a space without a yard but the mastiff breeds are low activity breeds. A smaller active dog has a much greater presence and makes more noise. --162.204.xxx.xxx

Wow, you get 1k for pet deposit? That is amazing. I charge $100 for an animal registration fee and get it plus $25/mo per animal.

Also stop calling them pets. Call them animals in the paperwork to help with all the ESA stuff that is coming on board.

Also drop the deposit and call it a registration fee. Then you do not have to give it back when the animal has only smelled up the place, which is hard to show in court.

Unless you make the deposit that big because you have hopes it will keep the tenant mindful of the animal? I can see that working well.

I meet the animals before I agree to them joining my community. Any aggressive behavior is an auto DQ. --47.227.xx.xxx

Dogs should not be left alone for more than 4-6 hours. I don’t allow them if they are locked in a house all day because their owner works.

I accept pets when people work alternating schedules or are retired or work from home. If they drop their pet at a doggie day care that will work as well. So a definite no for me. --47.201.xxx.xxx

A small space like yours becomes a dog house and he will sleep there. As the dog will spend more time there than the human. ANYWAY i would do a home pet visit to where the peson lives now and perhaps even say YES!! Not your yard will suffer greatly, so new sod may be the only fix at the end of the lease. --172.59.xxx.xxx

That said, even though it is common sense, I am not aware of any law that makes it illegal to have such a large dog in a small place. Then again, I am not aware of law making it illegal to rent to folks with T-Rexs either --174.131.xxx.xxx

My newest tenants got a dog. Asked first, paid the fee and pay the extra on rent.

They both work day shift now, but one comes home to let the dog out for a bit. They switch on and off. They have a camera that watches her all day as well.

I was working on a nearby apartment and saw a mail truck pull up. Guy gets out, goes into the apartment and comes out to walk the dog. It is the tenant's father. He said on days that they can't make it they have him come over to take care of the dog.

My reply was that my mailman doesn't offer that service.

Some people take care of the animals the way they should.

If either of my kids are going to be away the entire day I step in and make sure I go in for grandpup breaks. --47.227.xx.xxx

It depends upon what type of mastiff the kid has. English Mastiff and Bullmastiff are low energy and should be good natured. You have to meet the dog to be sure, but the dog probably won't do much beyond sleeping all day and should be good around strangers.

Italian mastiff (cane corso) is a serious guarding breed and I would not allow ne in one of my rentals. They require an experienced handler and they can be too guardy to have around people they do not know.

Neapolitan mastiff is a non-stop fountain of drool, so no to that one --76.178.xxx.xxx
