It is safe to say, I probably will not be around in 25 years. It is amazing exactly how quickly these past 37 years have passed already. That said, I am sure the next 25 will pass just as quickly as the previous 25, maybe even faster for most of us.
I asked AI to give the size of the world's GDP by country in 2050. America will no longer be the largest economy. I would question how you can keep the World Reserve Currency status if you are not the largest economy. In fact, by 2075 we will be in third place.
I am researching protective steps that can be taken to soften the blow of that economic disaster that looms ahead. In the UK it meant losing over 30% of spending power in about two weeks' time.
What will the next 25 years look like? Can it look differently if you build an investment strategy now instead of building a job? In some ways I wish I would be around, helping to coach, guide and mentor.

Will we get rid of the communists or will they gain more? If they gain more,than what? Will we even know how far they will go? From the look of things that are going on in NY, Washington, Calif Oregon, Colorado and more, there is a war on landlords.
There are still too many regular people to just take our properties and money and freedom at the moment. So they do it an inch at a time. They infiltrated all branches of the government, the schoole, and more. They turn our kids against us, make them doubt who they are, rebel against everything. They intend to destroy us and have said so.
I think, if, in the unlikely event they are successful or on their way to it, I'll have already sold out and my kid will be in another safer place.

There are something like 190 more countries in the world at this time.It's unlikely they will all be under communism at any time.
I think that if a person was adaptive, they could locate and do business in good places/countries. A trust or foundation that is able to survive and do business in other countries that is controlled by decent people should be able to function and survive. If things go bad or a country becomes not worth doing business in, than the company can sell/liquidate the properties and move operations somewhere more favorable. With leaders from the world's largest economy meeting with the leader's of the second largest economy currently occurring, I am only asking how will your world change when the FORECASTED shift occurs.
I don't believe communism is suddenly going to become ramped up. The quality of life of ALL Americans and the nations who use the dollar as their economic standard will suddenly get cut - almost overnight. Most of these specialists seem to think a basket of currencies will be the next economic standard.

I think we can be sure that in 25 years things will be different. Already cash transactions only account for 14% of the total transactions. We have digital currencies. It is not to hard to imagine a system where people are on a different money system than the US dollar.
We always have busts and booms and while the powers that be believe they have the knowledge to smooth out recessions and depressions, I can easily see where this 26 year run of economic growth will come crashing down.
So what would make you feel secure in a depression? Having food would be good. Having shelter would be good. Having some way to get what you want - cash, gold, barter.
I don't think it is unreasonable to figure out some level of preparedness. Maybe that is stocking up on canned goods, maybe that is holding gold, maybe that is ammo.
I don't know the right answer but
"Fortune favors the prepared"—a twist on the ancient Latin proverb "fortune favors the bold" and Louis Pasteur's "chance favors the prepared mind"—means that luck isn't random. Success comes to those who lay the groundwork so they can act decisively when an opportunity strikes. (google again).

Just random thoughts but it is possible that the hardest thing for a human to do is to develop a state of mind to be content with what you already have, regardless of what that is. Humans tend to always want more and not just more, but more and better than others. This seems to be a strong aspect of human nature. As far as being prepared for anything goes, the ultimate preparedness might just simply be a prepared mind. Do humans have a tendency to convince themselves that being prepared actually involves a physical object or objects instead of just having a prepared mind?
Perhaps the most difficult part of life is just living? Do the animals worry about all these things or do they just live? After all, the ending is the same for all life. Death. Does that make sense> --73.19.xxx.xx |

I sure hope I don't come off as holier than thou. If I do, I need to apologize
1) I would recommend diversification of how you invest in real estate. I have done this dozens of times before though and haven't heard of a single person shifting into OGM, NN/NNN, REITs, DSTs notes, commercial or into MFH instead of just SFH based strictly on diversification reasons. Guess in many people's eyes, status quo is going to stay the same. Guess investing in just one state is alright too as state laws will not change - these are the messages that I am hearing from site. It is sad, because the status quo is always changing
2) I would recommend using a dollar cost averaging approach in investing in real estate so you don't have to try to time the market. It is more about time in the market than real estate timing. At best we can come up with current trends. There are dozens on here, that are still waiting for that crash to happen in 2018 before they buy their next place. To them especially the local investors, I need to say thank you. I have paid off roughly a dozen purchases over the same period they have been on the sidelines.
3) Go against the grain if it makes sense. Create of business plan and have the discipline to try to stay in that general direction. Plans are living documents so the exact path will change.
4) Bonus point - ask for help when you need and never stop learning. Techniques and technology are constantly changing. The basic real estate tools of options, master leasing, contract for deed, wrap around financing haven't changed that much over the decades. Knowing WHEN to use them is going to make you eight figures. Yet there are thousands if not millions out there that somehow think watching YouTube and QA sites will get things to piece meal together. I go to conventions because my local competitors typically are not there. So, I can have honest and frank conversations on what is working with other like mind folks. You learn why it is working and most importantly HOW it is working. I do this so I am not developing my direct competitors locally.
Many folks see these training and networking opportunities simply as sales pitches. It saddens me, on one level. On a different level - I understand the need to cry that places like say Washington are changing.
The next 25 years will create additional challenges and opportunities for everyone. Not everyone will see them or will make excuses. Deniers will justify non-action. For many of them, thank you from the bottom of my bank accounts.
