Dear Landlords, my property has been sitting on marketplace for 8 months. No offers and my realtor doesn't seem to be pushing it, always seems to critique it. His contract expires end of month and I am already interviewing new ones. In the meantime,I just had another vacancy and trying to fill. Applicants not qualified. I will admit the property is in the hood and is hot area. One applicant was transparent about an eviction on his record, story about a stove, another applicant is a single parent and works under the table.
My goal is to fill one vacant unit and chip away at the model unit for showings to sell. If I have to take a chance at a renter, I am leaning towards the single parent with no eviction on her record. Since the lease is month to month, I will advise of my plan to let and sell. I know the market is changing due to the economy, but I want to keep marketing with a more experienced realtor. I am getting calls from cash offers low ball dell my house programs as well. Any feedback or advice would be appreciated.

All income properties sell based on the cap rate. This means they sell based on the income they generate.
You have lost faith in the agent so don’t renew your contract.
Find a reasonably decent tenant and rent the place. List it after that but before you do figure out the cap rate for your area and calculate the sale price based on the actual income. Remember the cap rate in the hood is significantly higher. It varies by up to 3% in my area. It could be more or less in yours. If you do this and not don’t lie to yourself about the value you shouldn’t have a problem getting a few offers. The market will tell you the value and it has,it is in the hood and you are getting offers from investors, you have found the value,you just dont like it. The owner occupieds in those neighborhoods have to be sold the property,if you get my meaning, they dont show up as interested buyers,they have to be shown how they can buy and apparantly neither you nor your current agent know how to do that so find an agent who can sell to owner occupied in that area --98.98.xx.xx |

I find Rhode Island to have some of the most diverse set of homes around. I was in Newport last week. The houses in Millionaires' Row were incredible. Some of them costed eight figures to build back in late 1800's. Then just three blocks away, the houses were absolutely rentals.
Newport does not have a "hood" that I could find, but I could see an issue in selling anything in that location. --174.131.xxx.xxx |

Does your realtor (or you) have it posted on Facebook Marketplace and Zillow and Craigslist and all of the other non-MLS places that take separate work and effort to market? Is your realtor in a real estate group where he goes with printouts to market to investors and other landlords? That's the real estate agent you need. But also, your price is likely too high. Did you take good photos? Is the grammar on your listing correct? Is it listed in the correct neighborhood and all of the details and square footage is all correct? Small details can add up, and listing in the wrong neighborhood means your listing never gets seen. --107.204.x.xxx |

Lower price. People's incomes did not rise along with rents and it's hurting everyone.
