Made an offer on a property on town water/sewer. Should have done more research as I have now found out there is a huge leak (that might help find it?). I called the powers that be to find out if it is cut on or when it was last on and found out it was January.

We are way under asking so IDK if it will be accepted. We have not provided a deposit yet, so I wonder if I should try to get out of it as there is a lot of termite damage already that we know about. What would you do? --216.126.xx.xx

i would find out how much the termite expense would be and what it would cost to fix the leak, sounds like a water main and determine what the rest of the repairs would cost then determine if the project is worth my effort. If it makes you nervous probably not the project for you. --98.98.xx.xx

If the purchase price is low enough to cover repairs - and you don't mind the work - it can still be a good deal.

Check with the water company and make sure they do not have a lien on the place.

Some will remove the lien for a new owner, but you need to be sure first.

Pat, yes provided you get a search done, i like to check everything first for 2 reasons. 1 once i knoe everything it allows me to negotiate from a position of knowledge and strength and 2 sometimes it saves me money,no sense in paying to have a search done only to find out they have 3 judgments against the property for way more than the property is worth unless you know how to make a deal with them remaining in place --98.98.xx.xx
