So tenant text me regarding storm door blew off during high winds. Never had this issue before so I asked if it was securely closed. She admitted that handle has been acting up and she tried to fix issue. Now I need to replace a the door. Kinda irritated that had she told me about handle it would have been an easier fix. Now she on me to replace which I intend to do but my schedule is full since I do work full time and I already am getting ready to out a deck in for her. Is this a pressing issue. --174.239.xxx.xx |

Perhaps she would pay for half the door. You pay for the hardware and do the labor. But I agree with just taking it off cause she's proven she doesn't know how to maintain it. And she's getting a deck instead. Then when she moved replace with new screen door foe next tenant --172.59.xxx.xxx |

What says she needs a door?
Some how she felt it was alright to have a door that was not fastening. Did the door also not have a closure pull bar?

I do not put storm doors on. I don't have them on my own house.
People just do not take care of them, and when the wind catches them they damage a lot of stuff.
Made the mistake of allowing a tenant to install her own door at an apartment. Then others wanted to do it. OK, I started this mess. Now some have doors and some do not. Looks goofy to me.
I would have the door removed, repair the damage and move on. If the tenant complains then get them a cost for replacement and install from a reputable contractor/handyman.

Ditto Ken - unless it is in a spot where the wind drives the rain in & it's truly needed.
Tenant will be responsible for all damage that is not normal wear and tear.
If there is any maintenance or repair needed during Tenant's occupancy, Tenant will immediately notify Landlord by email to xxxxx.tnhp at gmail.xxx or by text to (757) 123-4567. Landlord will make the repair as soon as possible and will not need to give advanced notice to enter the premises for the purpose of making the repair. If the repair is due to damage caused by Tenant, Tenant will be responsible to pay for the repair on or before the next rent due date. If a needed repair is not reported immediately, and failure to do so causes more damage, Tenant will be responsible to pay for the repair of all the damage caused. (example: A leaking drain is not reported, and it causes damage to the cabinet or flooring below)
Also charge them for the removal, if that's what you do.

Thanks for all the input I agree right now I'm not planning on replacing it cuz I'm irritated with her she flat out said that it has been acting up for some time but did not notify me and that she was trying to latch it a certain way so obviously that was the problem now I have to replace the door!
She won't pay for half I know that and I asked her why did you not let me know about this handle problem sooner her reply was that I lecture her on small repairs which that is completely not true the only time I ever lectured her was when she tried to sneak a dog in and got busted.
Also now she's trying to say normal wear and tear my question is if this were to go to court which I really don't think it will do I have a leg to stand on I'm pretty sure I do seeing as how I have a text message from her saying that the handle was acting up and she never notified me she just jacked it up. --174.224.xx.xxx |

Sounds like it is time for her to find new housing.
