Resident went to rehab for a few weeks. Squatters destroyed the trim with a crowbar then finally kicked in the metal front door, kicked in the wood rear door and smashed multiple windows from the outside. Vandalized the interior, stole the fridge. I have the police reports and a photo of 2 squatters in the house when I spotted the damage.

OBVIOUS breaking and entering,

SF denied my claim, calling it "hard living".

I’ve been with State Farm for probably almost 40 years. I’ve had four claims And I’ve never had a problem with them. The biggest claim was $79,000 When my neighbors ficus tree root went under my whole property 79 linear feet and disturbed the foundation. Once they confirmed it was my neighbor’s tree route They processed the claim with no problem. You might want to ask for a reevaluation With a different underwriter. --99.23.xxx.x

That does sound terrible of State Farm. We have them on just a few homes.

Can you get something from the police? That they have ruled it breaking and entering.

It would be hard for State Farm to decide differently.

My SF agent is decent. I now have an office agent that I can rely on as well.

They don't cause problems if I have a place empty. I have only had a couple claims and they were handled easily. None were for rentals tho.

Been with the same agency for 37 years.

I would go into the office and have a meeting with the agent. See what happens.

I do know that the underwriters are getting snippy about stuff tho. My cousin got dinged because she hasn't finished the siding on her house. It has been going on for a few years, but they are going to cancel her if she doesn't finish it before her renewal period.

They are not the cheapest, but having a person I can look in the eyes has made a difference for me.

I have my places on high deductibles so unless they are nearly destroyed I don't plan on collecting anything.

Would this claim be filed under comprehensive? I am actually calling my agent right now to drop coverage on the house I just sold. I will ask.

Just talked to her.

She doesn't know why it would not be covered. She is curious now and said she will look into it as well, because it could happen to policy holders that they have at that office.

Because I'm a nerd and I never heard this term, I googled "homeowners insurance hard living exclusion". It is "wear and tear". worn carpets, stained cabinets, scuffed walls, excessive cleaning, worn paint.

I use SF and they had no issues with the hail claim on my truck. I'm an idiot and left it outside during the storm.

When talking to the contact at the local office about hail damage to a roof she said go for it. They were taking claims from a town over that didn't get hit hard.

I ended up not doing it as my deductible was nearly the cost of the replacement.

Was ready for problems with them. I have a picture of me holding a hail ball that was between ping pong and golf ball sized in my hand.

48 years and nearly 200 homes.

They took photos of the crowbar marks on the front door, the chiseled deadbolt, the split door jamb, the kicked in rear wood door...

They did not like that I could not name the vandals, did not know the date of the "incident", nor how long the squatters had been there.

They say the insurance covers a SINGLE INCIDENT and will not cover damage "over time".

My friend as an owner occ had a water heater leak and cause significant damage in his own home.

I also use SF. The most recent heartburn they caused was telling me that they now limit the number of units they will cover. I think the limit was 4. I have well over that, but each is owned independently through LLC's. I inherited more and they pushed back, then retreated. I only have 20 doors plus my PR and they cover them all. Never told me I couldn't get more. I wonder if it is an office thing?

Rick, when you self insure how do you get liability insurance?
