Good question. I've had several baths wrecked by "big-un's". It's not really their fault but when they twist around, take showers, etc the toilet gets ripped lose from the floor, the shower/tub gets cracks in it and leaks water.

To help negate this I've had to pull the floors and add double or triple bracing all around the toilet drain (every side) and reinforce it to additional floor joists. In the tub area, same thing plus I've put cement mortar on the floor on top of waterproof tarps about 6 inches thick and then set the tub or shower base in the mortar so that there is no room to flex.

I've found if I don't do this, both the toilet and tub will be wrecked/destroyed and usually the floor as well from leaks.

It's nothing personal but the floors, toilets and showers/tubs just can't take it. To me, this is NOT simple wear and tear, BUT what I say doesn't matter if a judge says it IS wear and tear. $2-3K or more in damages is disheartening.

We have a mobile home that seems to attract the big ones. A larger woman wore a dip into the floor at the kitchen sink - subfloor had to be replaced.

Another in same unit, different tenant, broke the tub, cracked it right through. Sub-floor had to be replaced, etc.

Same. The big uns are terrors in a mobile home. I've had to replace a few tubs and toilets. Always add three times the bracing you think it will require!

A large tenant on the second floor had was a problem for us. We had to remove some sheetrock to get to the leak from the apt downstairs. We couldn't pin the first leak on the tenant but informed them next leak had to be paid by them --24.22.xx.xxx

I had a legally blind thin female tenant that needed grab bars at the tub, shower and toilet. After her tenancy ended, a fat dude wanted to rent with the current grab bars. I made him sign a document stating the "old" grab bars were rated for only 250 pounds each. Since he weighed over 500 pounds, he was NOT allowed to use the bars to hold his weight.

One day this dude had his girlfriend over and when they wanted to pull themselves from the bathtub, they both pulled on the tub's grad bar for help. The combined weight was over 1000 pounds, so the grab safety bar pulled away, taking part of the tiled tub enclosure. Damage in the thousands. This case made it's way to court. Since I wasn't allowed to "discriminate", the ruling was clear, I should have removed the safety bars before renting.

COTD Comment of the Day to Paulio! Weight vs rent.

We have replaced many plastic tubs because they had styrofoam as support, which crushed over time, allowing the tub to flex and crack.

I seriously like Robert J's "weight rating".

I just bought the next higher "weight rating" ladder. Even tho I "fit" under the posted rating I wanted stronger because I hate flex.
