The concrete had lots of problems. Patched then top coated with a squeegee and Top Coat from Lowes. Looks like fresh concrete.

Surveys said Momma wants STORAGE! So we walled off the open basement into a 4th bedroom (4 bedroom homes are priced higher than 3s) and used the extra space at each end to make Momma happy.

We removed the kitchen wall to make a bar/open concept (survey says!) which eliminated a small coat closet in the main living area. There was a tiny breakfast knook area at the end of the kitchen. Survey says people are not interesting in dining rooms so we gave them the bar and a wall of cabinets. One door is the new coat closet.

The plastic lattice looks nice in real life. Makes the deck feel cozy because the yard drops down quickly. Quick fix for the balusters that had been kicked out. Gets nice comments.

Bought this at auction in 2012 for $40,500 and let it sit while we fried bigger fish.

Realized how much that neighborhood has gone up so recently poured $40k into it.

Will close at $260K, 1031 into a DST at 5% = $13,000/year deposited into my account on the 15th of every month without doing a thing, while Wifey and I drive the car to dinner. Not a penny paid in depreciation recapture or taxes. A 16% ROI.
