I have 2 students from a local college interested but can't move in until June 9tth. Historically students from this college have been solid renters

Finding renters has been tough in this area so should I continue advertising to find a tenant that will move in sooner or make a compromise proposal with them.

How much time are you willing to give up in rent to acquire a "good" tenant? --24.22.xx.xxx

You’re really only missing June rent. May would be prorated at this point by the time screen and sign a new tenant. Maybe charge them a little holding fee until the July signing. --24.152.xxx.xx

I asked and got July '25 rent from a lady because she wanted the unit so bad. She borrowed against her 401K. She didn't move in until August, BF didn't move in with her like she thought so she left end of January but oh well.....

That's part of the drama life of mobile home rentals. We still managed to rent by Feb 15. --216.126.xx.xx

If they want the place they will rent it now. It can sit empty for all I care.

I rented to college students for a while. Some wanted me to only rent for the school year. Had a couple find me new tenants that were taking summer courses.

Now that I rent month to month I rent to whomever is qualified and signs the papers. I have had no college students for some time now.

I have been known to work with someone on the SD when they rented before they could move in. Made sure all was good before they started box hopping.

Had one girl move here from Minnesota. She had just graduated college and wanted to be close to family again. Her BF was still in and had one more year to go. She rented the place for a few months before she finally started putting stuff in there. He came to visit a few times but mostly she went to him.

They ended up being great tenants. I was happy yet sad when they bought a place. --47.227.xx.xxx

Make them the magically $99 Move in Special for May if they sign and put utilities in their name and pay a full month if rent for June and deposit. Next rent due date us July !

Gary,

Our policy has worked well for years and tons of leases where the applicant asked us to HOLD until they were ready.

Nope. Sometimes, even with a holding fee they disappear and I'm back to square one.

"Can't move" or don't WANT to move (pay) until June 9. Why is that a magical date? (I realize college rentals are their own animal)

***It ain't rented til it's rented*** Stays on the open market until signed, paid.

We say "There is always an overlap to get the good homes. And this gives you time to move without rushing"

9 out of 10 take it on the spot.

Also avoids discrimination lawsuits to rent to the person who is ready.

Shy LLs have skinny kids.
