I like Plenty's approach.

No matter what, Thanksgiving dinner will be awkward.

It already is, if he's acting like this - so go ahead & do what you need to do.

If he breaks the law, get law enforcement involved. (like if you post no trespass signs & he returns)

CA, MA, NY are totally different ballgames. You can get SUED TO THE MAX for changing the locks on an implied tenancy around here. Don't think a kid will sue their parents? They would in a drop of a hat nowadays. --64.246.xxx.xx

Well ... I think this all depends on where the house is. We are assuming this person is living in the same house. But if you read it, it doesn't really say much and it also doesn't state it is THEIR adult son.

Too many scenarios to really even TRY to give advice on it but yeah... depending on where it is you most likely will need to evict regardless.

If it's YOUR son in YOUR house where YOU live - maybe what Plenty stated. Not so sure though... you could still get sued or worse. --47.231.xx.xxx

BUT - to answer your question regarding the "cash for keys" is that you come up with an amount of money and you offer the person that amount IF THEY LEAVE by a certain time and take their belongings, etc.

So as an example, state "I will pay you $2,000 to move out by 5/15/2026 and once you are out with belongings, etc I will hand you the cash".

They don't move out - then you don't pay. Do NOT pay them BEFORE they leave or you just handed them money for nothing. Once they are out make sure you change the locks. You may want to have something in writing with them agreeing or stating that they no longer live/reside there effective whatever date so they can't come back and say you kicked them out, etc. --47.231.xx.xxx

Are you renting the property, or do you own it?

Consider moving him to a new place by paying the deposit, NOT cash to him, help him transport his stuff to prove his new tenancy. THEN change the locks.

I did that with a stubborn resident.

A local LL paid for and put them in an AirBnb to prove residency elsewhere. STR does not require an application, employment, rental history, etc. Just pay and move in.

The host was happy the rent their STR.

I second mapleaf18 recommendation to use Dennis Blocks cash for keys agreement.

His AI generated one I presented to tenants. They refused to sign unless paid up front. I refused to pay.

I started eviction. I'd rather pay Block than take a chance with tenants who already broke lease.

After they were served, they suddenly found money for a midnight move out, eviction canceled. --47.157.xxx.xx
