So we have a miserable old lady that complains about everything,..her Neighbor said she found out that if she files a complaint (she doesn't call us) that she can't be evicted for many months because in Ma it would be considered retaliation. None of the other tenants have problems there or many a minor one that we fix rt away

After much money in lawyer fees she is still there,..

So lately she has been complaining about sulfur smells in the water (a problem in this area,..) So of course she calls the BOH,..who Makes us spend 1400 in extensive water tests that take 5 weeks l,...later it comes back that the water is fine, just a bit of sulfur smell,.

So my contractor is friends with a state water engineer and he say put a relatively small amount of bleach in the well to kill the bacteria hat causes the sulfur odor

The water engineer says it considered safe and done a lot and not strong tasting and he says it dissipates in a few days and lasts fixing the problem for a pretty long time

So of course when she hears this she accuses us of trying to poison everyone in the building

That maybe the lab is correct the water is "OK" but not tasty or palatable and we should put in a very expensive water treatment gizmo in the cellar which cost thousands in maintenance cost each year ,..my Contractor keeps saying "you know,..you really don't like it here,..you Should really move,.." To that she says she can' t find a place so nice and so cheap,...

anyone else have sulfur problems in their water? f so what if any did you do about it?

Jack up her rent higher than others and might leave.Just finished putting in a culligan system in a flip house. sulfer is gone on cold side,still can smell it on hot water,not sure if we just havent emptied the water heater enough but culligan did tell me the sacrificial anode rod can be replaced with a special kind of one that eliminates the odor,may be worth a try, i did that in my house years ago and it did work at my house --98.98.xx.xxx

We have it in one house and it also has a lot of iron in the water, rusts everything awful. It's 5/6K to get a treatment machine. My daughter did it for iron, no smell in hers. Haven't tried the bleach to kill the smell. --216.126.xx.xx

In Ma its considered illegal to do as its discriminatory base on income source.

I raise all of my S8 tenant's rent every year without any real issues. You just need to follow the time line stated in both your rental agreement & the PHA contract that you signed when you agreed to accept her.

If she reported you to the local BOH for a code violation prior to her receiving the rent increase notice, it most likely would be considered retaliatory & you could not change the terms of her rental agreement for 6 months.

For all of my tenants including market rate & subsidized, I notify them at least 60 days or 2 full months (whichever is longer) that I am terminating their present rental agreement & am offering them a new tenancy with what ever changes that I want to make. In most cases it's a rent increase but it could also be something else.

FYI technically in MA you are supposed to give notice to terminate the existing rental agreement & then offer them a new tenancy with any changes in the terms. --96.237.xx.xx

I would not MYSELF be putting anything in the well. You are under a microscope right now. Hire it done by so called professionals. I would send a notice that anyone who feels the water isn't suitable for drinking should buy bottled water. And anyone who doesn't feel safe you will let them out of their lease. Document. All notifications in writing. Posted on doors (snap Pic with your phone) regular mail and with proof of mailing ($2) form. Prepare incase you end up in court. --172.59.xxx.xx

I had a sulfur smell from my well water .... locals said the area has iron in the water. Put a $750 GE water softener in ....problem solved. Blowing thru alot of salt at 8-9 bucks a bag. --198.168.xx.xxx

I have had that in my hot water before. I shocked the well and that reduced it. So I shocked the water directly going into the hot water tank. I am told a bacteria can cause that smell and warm water allows it to bloom --174.131.xxx.xxx
