Anyone remember that one of our little studios "fell down" last summer? Pilings collapsed. Well after much time and tribulation, final inspection was today - it passed - and power company is out there turning the power back on! Not quite a year: it fell down on July 4th 2025.

These huts are from the 1950's or 60's - a former motel from the beach. Maybe 16 or 20 of them back in the day. These four were moved to this property in the 80's maybe? No one knows.

They've been redone soup to nuts (roofs to now foundation) along with windows, pipes and wires, etc. But the exterior walls - iron/steel - are original. These things stay rented - diamonds in the rough for sure.

We are going to replace the pilings on the other three as one project ahead of another disaster - we asked the tenants to move as they found other places but no rush. One tenant moved out a few weeks ago - left his place spotless and he got a full refund of his deposit. He was just there a year so not a big surprise, he was a good guy.

Big surprise was another one moved out today after NINE YEARS. We just inspected it...SPOTLESS wow. He cleaned every inch, every nook and cranny. Could NOT be more pleased.

We DO have to replace his shower pan - not his fault it should have been done 9 years ago :)

Ken, yes, upon inspection it is well past time to replace them. We got an additional 20 years out of them by having the steel pilings welded to plates bolted to concreted right when we bought them - one of our first tenants was a marine welder! Iron/steel pilings rust - especially at the beach.

Insurance paid replacement cost on one unit, which in reality covered/will cover the repairs to all 4. They also reimbursed some rent for some months, but somehow not for the full time. I was shocked they covered it at all - so was my agent! So I'm not complaining. --173.18.xx.xxx

I could use a perfectly cleaned place after nine years.
