New apts in our area all have a stacked washer and dryers in a closet setting Prospective tenants really like the convenience. We have people walk away when they find out there is no in unit washer and dryer. We are researching the cost of a stack of a washer and dryer for a possible remodel
Has anyone added the washer dryer set to a unit and how did it go? --24.22.xx.xxx |

Can't live without a washer at least. Even if a laundromat were NEXT DOOR, the hassle of doing laundry outside the home is immense and mind-boggling. Especially if you work 5 days a week, and/or have kids - but even if you don't.
You can get by without a **stove** more easily. As someone who has lived without a real stove since 1997 in two different houses, I do know from whence I speak on this one. And I'm the holiday host of the family...I easily can cook dinners and make breakfast for 12 without a stove, but I can't offer beds and provide towels without a washer. --173.18.xx.xxx |

I used to provide them for free when I was still wet behind the ears. They’re maintenance items and you’ll be paying a repair person to fix them if you don’t know how to yourself. I now provide them as an optional amenity for $55/mo. --172.56.xxx.xxx |

I offer them as an add-on for $40-80/mo depending upon whether I have a set in stock, can come up with a good used set, or if I have to buy a new set. I want the tenant to pay for it within the first 12 months or so. --70.166.xxx.xx |

You could probably charge extra monthly fees in landlord friendly areas but that wouldn't fly in tenant friendly areas.
So what happens if the tenant stops paying their monthly amenity fee? Do you just classify it as non payment of rent or do you cut off the water/electricity to those items? --64.246.xxx.xx |

There is no amenity fee. It's rent. If the rent is normally $1200 and they ask to add a washer and dryer, the rent is $1240 if I have a set on hand, more if I don't. It's not $1200 rent and $40 washer/dryer. --68.1.xxx.xxx |

I charge $35/mo for each appliance.
"Bring your own appliances or rent ours, Stove, Refridge, Washer, Dryer your choice, $35 each per month."
MOST new leases take appliances I used to provide for free.
We do NOT use stacking W/D because they cost more and if one breaks you must match it with new.
Never buy Samsung.
TONS of decent used appliances available. Cheap enough we simply swap them out rather than repair.
It's not too hard to install W/D plumbing with pex.
DEFINITELY makes the home easier to rent for more money.
