For 20+ years we have outfitted all of our units with used (major) appliances, bought from a local guy: he delivers, installs, and hauls away the old.
In 2024 we installed all new in a few houses. Washer broke at one within one year, took 6 weeks or more for a warranty repair. When it broke again recently, Used Guy won't even take it. Said he has too many of that unit. Then Dryer broke, too, he replaced and begrudgingly took the "new" one for parts.
We've now had a call about a dryer at another place. It's 1 year and 2 months old - outside the warranty.
We are back to buying used. Except he's running out - can't replace his old stock with today's junk, I guess. Says he'll retire in a few years. --173.18.xx.xxx |

Just had a GE dish washer die in less than a year .... light flashed "pump" per the manual. $26 part from the web. Swapped the part in 15 minutes. If the pump goes again I'll order two.

Fixing in place . Also experiencing with new is that the delivery and install is painful. They will not unhook or hook up an ice maker. They avoid anything gas as in cook range... weeks for delivery and then the delivery folks don't want to install or disconnect. It's just a total pain. I do have a good appliance fix it person and he's honest enough to recommend replacement when necessary. Soon all these new units will be at my used appliance shop. It's puzzling. That works if the part costs $26. My own refrigerator needed a new part and the replacement part cost $500. It was about 15 seconds to replace it, but the replacement part is also a bit wonky and I occasionally have to cut power to the fridge and then turn it back on to make the fridge work,
Also, the part has to be available. Tenants broke the roll-out drawer in the freezer compartment of their fridge. The replacement arms are not horrible expensive but they have been on back order. Slightly over a year later, they sent me ONE replacement arm with a note that the other side one is still on back order. --76.178.xxx.xxx |

I recently read an article on appliances. And was going to try one of these next time. Seems Costco and ABT appliances are rated way above Lowes and HD for customer service and delivery. And the price was most often better.
ABT does this even with shipping nationwide and also has a free tech support department.

I agree with Jason. Electric dryers are very simple operations and easy to repair. It's usually a sensor that's the problem. I bought a used one where the heat coil went out a few months ago. I was able to diagnose using YouTube. Today, I would use AI to troubleshoot. Anymore, I just repair my own appliances and order replacement parts from Amazon. --172.56.xxx.xx |

I am cheap and like to save money, however paying a little extra for piece of mind is well worth the investment. I'm talking about buying NEW APPLIANCES with an "In House Extra Warranty", with food spoilage.
When it comes to refrigerators, ! I can find on sale an 18 cubic food refrigerator freezer for around $685, including delivery and set up. For an extra $80, I can purchase a 4 YEAR extended warranty with up to $200 food spoilage each time the appliance fails. When using my American Express Card, I get an extra year's coverage on the extended warranty -- so a total of 5 YEARS.
My tenants have a copy of the warranty policy, copy of my receipt and phone number to call -- plus the steps to claim the $200 food spoilage payout. If the refrigerator/freeze can't be fixed within 48 hours, I get a loaner or replacement free of charge. --47.155.xx.xxx |

So, bought a new washer and dryer LG, within 2 years the washer was not working, called for repair, independent guy.
I had done a TON of research to death on which brand, what model. Felt like I could not be any more educated. Repair guy said $500 to fix. Said he left people crying. He said:
Do not depend on consumer data reviews, brands buy their way in, it's like a club. Told me to get a speed queen with NO electronics, just simple twist dials, which will last forever or are easy to fix. Ditched my expensive not so old LG bought the Speed Queen not pretty but lOVE IT. Then he went through all my appliances and did an elavuation on if they were worth it or not. Blessing on the Bosch dishwasher. Fast forward, bought a house with an brand new LG frige. Starting emitting high frequency sounds from the compressor. Turns out that's a nightmare, research how LG will not honor warrenties on that sucker. Bottom line kids, stay far far away from LG, they are only good for target practice. --173.40.xx.xx |

Almost all of the used places are gone here. I found a guy last year but he is often out of the one I need. I don’t buy any washers/dryers but I have seen the decline in fridges. I’ve had several newer ones fail, usually after warranty. My repair guy says that some of them are built so that repairs are too difficult. Personally I have a Samsung front loader. The first one lasted well over 10 years which is good for a newer appliance. I'm on my 2nd Samsung front loader now. GE Dryer is great. Got it at a scratch and dent.

Speed, Huebsch are all made by alliance international in Us where the front load, top load and dryers are commercial grade where the ECB is heavy duty along with each weighs more as this same as the laundromats. While expensive but will last a long time. Samsung, Lg is not the best. Dishwashers now have filter at bottom that has to cleaned at least once a month. Like everything today vehicles are designed to last more than 200,000 km as wet belt is used for timing and oil pump where once fails the engine is destroyed. The furnace in MY home is 72 years old and doing just fine. In the 30 years we've lived here we replace one belt on the blower and 1 fan/limit switch.
Reminder: Residents PAY US $35 per month per appliance, other bring their own. So they either MAKE me money or SAVE me money.

What causes the most problems in modern cars?
Everything that is mostly mechanical (analog) has less problems. The new generations can't stand analog though. That can't seem to understand how troublesome those digital components actually are even though they are complaining about how nothing last or can be repaired.
I love my simple antiquated machines and vehicles. I don't mind turning a simple knob or flicking a switch. Then again, I just assume throw the smart phone in the trash. Going back to my cave now while the rest figure out the problem, or not. --73.19.xxx.xx |

It depends. In our upscale rentals in neighborhoods with primatily home owners, not renters, new is by far the way to go. The customer base is more discerning....and as such, I can charge higher rents.
For our blue-collar, rental neighborhoods, we go with used and make sure they are cleaned well. We always replave the drip trays in the stove for a "newer" look. Also, run some vinegar in the dishwasher to eliminate any odors.
We also do have a rent to own program where our residents can request new appliances. We require a minimum credit score of 680 and add an amount to rent to cover costs plus 20% over 2 years. They can take it with them if paid off, or pay the balance owed. Otherwise it stays. --67.177.xxx.xx |

According to my local, small-town appliance shop owner, Ferg, manufacturers are intentionally "Designing for Obsolescence." They engineer failure into the design to increase sales.
Ferg, is part of a nationwide group of independently owned, retail appliance businesses. They combine purchasing power, share product performance data and meet direct with manufacturers.
Ferg said manufacturer's are open about designing products to fail sooner to increase sales from replacement purchases.
Ferg hates it because he said the high failure rates also reflects on his business and customers take it out on him.
I spend a few extra bucks and purchase from Ferg to support another small business like me. His delivery and customer service is awesome. He levels and adjusts feet on ranges, refrigerators, dishwashers, runs test cycles, removes ALL the plastic wrapping, hauls off the packaging,..
Big Box shops don't care and do as little as possible. Sometimes I spend another 15-20 minutes finishing the install job for the Big Box shops.
I have Class B units and they expect like new appliances so I don't buy used. Occasionally new ones fail but that's just just consumerism these days. Capitalism finding a way to squeeze every dime out of consumers - and I say that as a proud capitalist. No better system than capitalism.
Seems more important these days to hang your hat on profits instead of reliability and brand reputation. Maybe someday we'll get back to the days when manufacturers will strive for reliability and are proud to build things that last a lifetime.
Like an old-timer once said, "Chasing dollars only gets you around the block in a Ford Pinto. Chasing dreams can get you to the moon in a NASA spaceship."
Appliances these days are like Ford Pintos. And NASA's spaceships have been replaced by private operators, like Musk and Besos.
If they can build a spaceship that can return from the moon 50 times, appliance manufacturers should be able to build a dishwasher that lasts more than 5 years. The simple fact is they don't want to - they want Pinto dollars. --208.107.xxx.xx |

That is actually a very well-balanced rent to own model. I like that one because you give them the option to pay the balance at the end. You are not only giving the customer what they want if they want it, but you are getting them to want it. I know some others allow them to take them with them if they paid for so many years, but I am not sure that they give them the option to pay the balance at the end if not fully paid. --73.19.xxx.xx |

The only places without major appliances are D properties. Maybe no washer or dryers, but definitely fridge stove usually dishwasher and most provide microwaves.

I had been reading on here. When one of my tenant's dishwasher broke and could not be repaired, I bought a cheap one. I figured, as you all suggested, it's cheaper to just pull it out and replace it if it breaks.
We have one of these cheap dishwashers where we are now. And it sounds like a jet taking off, and didn't last a year. When the tenant's dishwasher goes out again, I may replace it with a Bosch.

Speed Queen W/D are only reliable ones and that's what I have in my own home. Many tenants bring their own W/D; otherwise, if there is a W/D in the unit, tenant is welcome to use them for as long as they work, but we don't repair or replace. Also, I take out the kitchen disposals when they fail. And when I replace a refrigerator, no ice makers and no water in the door - just the basic model as less to break. I used to allow residents to bring their own washer and dryer. No longer.
Had 3 different residents in 2nd level apartments with their own washers. You can guess where this story is going. The washers leaked. Residents couldn't afford to fix the washers, couldn't afford to replace, but would not stop using the washer even when they knew it was leaking.
Eventually I got the call - the neighbor below reported their ceiling was wet and falling down. Now we start the mold remediation, water remediation, drywall repairs, ceiling repairs re-texturing, carpet, pad,.. the list goes on. But wait, the tenant above still has the leaking washer!! Ughh!! Red-tag it, post notices,.. the washer is not my legal property and I can't remove it. So frustrating!
Solution - now I provide the washer and dryer. Funny how quickly residents are to report even a tiny drip now. When they don't have to pay for the repair, they don't mind reporting it and the drip gets fixed right away instead of hidden for weeks. --208.107.xxx.xx |

I supply washer, dryer, fridge, and stove, really basic necessities for living in the house. Also, I do not want tenants moving these big items in and out, and up and down the stairs. The walls and floors get seriously messed up. And, as April in KS tells the story, leaking connections or drains get fixed fast and the right way when the Landlord does it. My houses are class B and get used appliances that are clean and working properly. If they cannot be repaired, I might buy new if the tenant is a keeper and clearly cares for the house the way I care for my own. As everyone has experienced, no appliance I have bought new has lasted more than 7 years, including hot water tanks. I build replacement costs into the rent and accrue from year to year.
