Never bought a mobile home but i might. how do you determine if the mobile home was made a part of the property or if it still is titled seperately? listed property,mom died kids are out of the area so i am not expecting any help from anyone --38.248.xx.xx |

In my state if you buy the land you can apply for title of abandoned property... just like a car. If the home has been converted to Attached to property then it is like any other house. Title has been surrendered. That's in my state. --172.59.xxx.xxx |

About half of our rental are mobile homes. If you can get and keep it as titled, the taxes are a LOT less in our area.
It is the goose that laid the golden egg.
Even with the headache I am going through trying to get rid of a 12 year tenant, she will eventually be gone and we can redo and rent for $150. more a month. I have to look at the big picture, she paid me right around $80,000.00!! Take the bitter with the sweet. This is a 95 singlewide I paid 7,500.00 for it, had it moved and set up on land we were already renting out and had a well and septic on it. --216.126.xx.xx |

Check with your county recorder at the county offices. They will have the paperwork.
If you want to separate them, same place and file the paperwork to separate them if you want to do that.
Some counties require them to be merged, some not.
Also, pre 1976 models might be hard to insure and some states won't approve pre 1976 models to be towed on the highways (but some people do it anyway and risk the problems). --24.180.xx.xxx |

Our county website lists them either as detitled or as separate assets. Pretty easy to determine.

If the mobile home has a retired title, then it can be considered real property.
I typically still end up buying a double wide about every year or so as there just so many of them around here. We don't have many Condos, so this fills the gap.
Generally speaking - Steel no Deal, Wood you are good when it comes to manufactured housing. The last one I bought, I paid $13,000 and it was sitting on 3/4 an acre. So, make sure your asking offer reflects that the home isn't worth much except for utility value.
