I just got a deadbeat check yesterday. Not end of the world sized but $473 more than I planned on getting.
I turn everything over to a collection agency. As long as I collect more than I spend on it I am happy. I never plan on seeing the money anyhow, so when I get it I treat it as a bonus.
The best thing is that the deadbeat is still having to contend with it. Garnishments suck, not just for the deadbeat but for the office people that have to set it all up.
Also helps that I collect 8% interest on the judgement.
I know people that do it all themselves. Around here they are typically slumlord types who get more from collections than original rents. I always consider any eviction to be a failure on me. An expensive lesson to be learned from.
Fortunately I have not had an eviction in three years now. I have learned a lot from this forum, the Bootcamp and the conventions.
Easily paid for it all thru the savings from no evictions.
