I'm going to be redoing an apt. Currently 25 year old laminate. I was going to rip it out. Trying to decide whether to refinish the floor beneath it or LVP it. B class unit.

I saw the Carpet vs LVP post, so this reminded me.

I am lazy and hate sanding and refinishing hardwood. I put LVP on top of it and am done so much faster.

Very little mess. Can start and stop without causing issues.

Now don't get me wrong. For the most part hardwood will last a very long time. Until it doesn't. Big gouges, scrapes and even water problems have caused issue for me with hardwood.

Had one idiot that used diesel in kerosene heaters. Spilled the fuel all over the place and it ruined the hardwood. This was decades ago. I ended up carpeting the living room and put sheet vinyl in the dining room. Place was never the same.

But my places are C to maybe C+. Might be different at a different price point. --47.227.xx.xxx

GLR, since you're going to remove the old laminate, why not do it first. Once the old flooring is removed get a price to refinish it & another price for installing LVP before making your decision. Depending upon which is the best price, I've been going with either HD 22mil & 30 mil Lifeproof. --96.237.xx.xx

Those from the NE will always choose hardwood. The older homes up there demand it. I live at the beach - LVP is SOOO much better there, with sand and water and sudden storms always an issue.

AC is a factor as well.

So it depends on your environment.

GLR, in my pricier units I would go with real hardwood & the other places whichever LVP that I could get the best deal on. As others have said LVP is pretty easy to take care of even after tenants abuse. However as you know in the greater Boston market most of the better tenants want hardwood. --96.237.xx.xx

Laminate or those thin floor has off gassing as most is made in China. For rentals the best flooring that is going last along easy to clean where used commercial grade porcelain floor where first put down a Schluter ditra membrane which is going the flooring water resistant. While porcelain flooring is very labour intensive and more expensive up front that will last. When there is vacancy a quick mop then ready to rent. Also can buy wood grain porcelain tile. A lit cigarette no problem or when a dog is sneaked in. Tenants generally do not take good care of things where when wood and other types of flooring it may only 3 years than the landfill. A flooring that lasts 20 years or more is always the best option. --216.110.xxx.xxx

My earliest laminate floors are now 20 years old. They are still going strong. These weren’t even the water resistant varieties and usually under $1 sq ft.

Of course I’ve had other that have been replaced. So far the more expensive ones I’ve been using have not needed replacement but the older ones are under 12 years. --174.195.xx.xx

I recently purchased a skid of water resistant laminate. I usually go for LVP, but this was cheap and I thought I would give it a try.

It is thick, as in close to a half inch thick. Never seen anything like it. I won't try my shear with it, which means more labor and mess.

It was also brought to my attention that I might have to cut the doors down in the bathroom. Still going to try it out, either on this job or the next one. --47.227.xx.xxx

I'll do a screen-and-sand, which is less costly than a full refinish. If it's not collecting enough rent to be worth that price, then I'll clean them well, apply some stain and poly, and call it a day.

If I need to buy hardwoods, I've recently been picking up unfinished oak seconds. We install them with an underlayment and a pneumatic nailer. It runs about $1-$1.50/sf depending on whether it's on sale or not. It needs a quick sand with a floor sander to pull up any crayon markings, and then I just poly it and keep them natural. They look good, are durable, and provide some good stability to a house that might not have always been cared for in the past, and may undergo some stress in the future. --172.59.xxx.xxx

In the house in kitchen there is laminate flooring where both kitchen and dining area where there is off gassing. I will save up enough money to buy a larger quantity of porcelain tiles. Installed a very large porcelain tile under dishwasher over schluter ditra membrane. In the bathroom has porcelain tiles on walls and floor. In the house there are no tenants but that laminate flooring is starting to fall apart. Most of the laminate flooring at Home Depot is low grade builders grade from China. In the apartment buildings had good experience with commercial porcelain tiles where lasted under difficult conditions. Have good quality contractors wet saw which cuts well for tight fit. Here some landlords are using that type of flooring where it is 3 year landfill cycle or less. --216.110.xxx.xxx

Even the cheapest LVP that I put in an apartment is still going strong after more than seven years. It is 6 mil with no backer. I already had vinyl glue down tiles there and just installed over them. --195.242.xxx.xxx
