Carpet vs LVP (by Gordon [TN]) Posted on: Apr 26, 2026 6:54 PM

I own a 2 story 2000 Sq ft. home in a nice area. It has carpet in most of the house ( I have sheet vynil in baths, kitchen ,etc.) I have owned it since 2014. The carpet is a higher grade, but I have never changed it. I just have it steam cleaned for the next tenant. Should I replace the carpet with LVP on the bottom floor and new carpet upstairs?? Right now I only allow small dogs, but if I leave the carpet I may allow cats and dogs because of the age of the carpet. Any thoughts or advice would be appreciated.I also plan to paint the entire house inside I cannot do the work myself because i am disabled

It has taken us many years, but we currently do not have a single room of carpet.

LVP cost more going in, but lasts longer and is MUCH lower upkeep.

And younger renters don't want carpet...they want solid flooring that does not contain the dirt of the last several tenants.

Even upstairs we have replaced all the carpet with LVP. --216.218.xxx.xxx

Same as gevans. I save a couple of hundred bucks every turnover not having to have them cleaned. --99.64.xx.xx

Another vote for LVP. Makes cleaning easier. Tenants can get area rugs if they want something soft to walk on.

I still put carpet in the bedrooms and most of the living rooms.

In my duplexes I do it to help with sound. Many here to not agree with that.

At present I still do all my own floor installs. Carpet is tougher but goes down faster per square foot.

What do people in your area expect?

In my own house I have no carpet. You can definitely tell a difference with even normal sounds like the TV or video games. I insulated all the interior walls and installed solid core doors. All for nothing as the sounds seem to slide across the LVP right into every room. --47.227.xx.xxx

I replace carpet with LVP or hardwood, but only after the carpe is worn out and needs to be replaced. I would not remove good carpet to replace it.

Cat damage is not limited to carpet. If a bad cat has been in the house you may have to replace baseboards because they will spray on the walls and they shred doorways by scratching on them. They can destroy window blinds.

Both myself and my son have had tenants open up the crawl space so their cats could get underneath the house and the cats pooped all over underneath the house and at my son's house they peed all over the heating ducts and the whole house smelled of cat pee and he had to replace all of the insulation and that cost thousands.

My policy is "no cats" --76.178.xxx.xxx

I do the same as Zero. It’s a sound issue for me as I have mostly MFH. Upstairs I have a lot more carpet than downstairs. If it was a SFH I would consider removing carpet completely. I have done this in one home and it’s been great. 12 years approximately with no issues. --162.204.xxx.xxx

I put carpet in the bedrooms of my should be flip house.

Ended up selling it to my daughter. I put all vinyl in her other house. She actually likes the carpet in the main bedroom. Which is good because I am not replacing anything else for a long while on that place.

She would prefer LVP in the bedroom she uses as her office, but again she is stuck with it for a while unless she hires it out.

They are in their early thirties. --47.227.xx.xxx

We had one place that the LVP pulled apart a bit at the seams - our install fault - it was now ugly. We were debating replacing but turns out Tenant wanted carpet so we let her choose her own area rug on Amazon - she chose the UGLIEST carpet I've ever seen but it was her choice and she loved it. Under $100. She's been there 4 or 5 years, she can take it when she goes or we'll toss and get another.

I've decided that IF a tenant ever wanted carpet over LVP in a bedroom or something - if it was a deciding factor - I'll just buy the area rug of their choice. Just like a Seller gives a carpet allowance sometimes. No one else has ever asked since though. Almost everyone is grateful NOT to have it. --73.216.xxx.xxx

WMH, I have a spot in my office by the door that is pulling a little.

It is my fault as well. I installed all the flooring then installed the doors. These are solid core doors and heavy as can be.

I placed the frames directly on the LVP. Why? No clue. Stupidity I guess.

The only saving grace is the planks have a recessed black groove so you can't tell unless you know it is there.

I have had a couple places in rentals where the ends came apart. One I used to slap back into place with my foot. I finally put some super glue in the groove, slapped the tile back and have had no issue since.

By the way, what ever transpired from your subfloor issues and LVP? --47.227.xx.xxx

All my units are hardwood flooring. I had one lady come look at the unit and she looked back at me and asked; "How much did you say the rent is?" I have since sold that building and she still calls that place her home.

Hardwood. Laminate will be replaced by the next fad in five to ten years. Hardwood. --184.57.xxx.xxx

! have several Wood Frame with Stucco buildings that the hard flooring allows for the transmission of sound. To get around that, I have sealed padding (water and pee proof) with heavy 40$ a yard carpeting. With a special Black Light and Goggles I can see when tenant pets or children soiled the carpeting. Then I can treat the carpet with enzymes in the soiled area before they are shampooed.

Gordon,

Just say NO to carpet!

It is the most expensive maintenance items in a home.

One month I tallied all the carpet woes posted here - 31 incidents in 30 days! (a few years ago)

Non-Boomers hate carpet - its' for Grandmas.

Half the world is allergic

Carpet HOLDs stink and mold. Momma's nose can smell it when she walk in.

My ads say "Carpet-free".

Choose "Swiffer" or "250-300 steam cleaning".

Chose all vinyl, no Masonite backer, light bleached oak (not Golden Oak) for a WOW!
