Thank You Jeffery for spending part of your weekend with the Apartment Association of NW Pa up in Erie. Despite having seen and hearing you well over a dozen times, I went anyway as I always picking up new nuggets from you.
Yesterdays, small money-making tip was creating the Preferred Veterinarian Benefit Program. There is no surprise that most leads love their pets. The key is quickly screening to get to the ones that match what you want. Pet owners with a veterinarian tend to take better care of rental units. So, if the Vet is sending me leads, that doesn't cost them anything, it creates a win-win for all parties involved.
Best part of that idea, I am able to just change my Preferred Employer Benefit program label to create this new program. I wanted to stand up and give you testimonial at the end of the presentation......less than 10 days earlier I was able to fill a vacancy even before it was vacant.
I sure wish I could pick up everything I could ever use in a single sitting. But the truth is technology changes and even faster the law of relevance applies. I might not be looking for a specific nugget of knowledge. There are still hundreds of regular posters on this cite, that are stick stuck on creating win-win relationships.
I can't wait to see you again in a few more weeks. We need to take a week off beforehand. We are headed to check out the Cod before it gets over run with tourist Thanks again for visiting the largest Apartment Assocation in our state.

In furnished rentals, I cater to pets, too.
People pamper their "fur babies".
Sort of the other side of it I guess- Example: I'll give information on the nearest emergency vet. If your pet needs emergency care overnight or on the weekend, in a place you are not familiar with, that's not the time to have to search online & figure where you can take them.
Also provide a pet bed (although most seem to travel with their favorite one), special "potty place" outside, complete with a plastic fire hydrant, and a nice big milk bone as a welcome.
I guess I figure if you cater to the pet, the people will come. Especially when others don't take pets. --72.218.xx.xxx |

We love pets!
We can charge extra for pets, but not kids!
Sometimes the pets are more friendly than people...
We ask for the vet contact and records with the application. Good upkeep of a pet typically means a good tenant. No vet means the opposite.
I always require a meeting with the pet(s) before saying yes. Preferably at their current address... that will tell you all you need to know! --216.218.xxx.xxx |

My pet owners are now more common than pet free places.
I like the idea of providing emergency vet info. I need to add that in. Last tenant came from CA, so he probably did not have that information readily available to him.
My latest pet to come on board is with people that had no pet before, so they probably didn't have that info either.
Yes I know I should be referring to them as animals to stay on the right side of the ESA argument but I have no ESAs in my places. I do, however, have a lot of pets. --47.227.xx.xxx |

Perspective folks, perspective. My rentals are multi-family. A single family residence rental? Yes to qualified owners and pets with a vet history.
Multi -family units? He-double hockey sticks no. The pet owner works late and when other tenants don't creates problems. A pet whining and even barking to be taken out or acknowledged. The other tenants are stuck listening to the pet. Again, no to pets in multi family buildings. --184.57.xxx.xxx |
