Does anyone use a lead source that sends you info of people who have indicated they want to sell there house? I had one years ago but then they just stopped doing it.I need more leads,my phone is barely ringing with sellers --38.248.xx.xxx

6x6 i can see listed houses on realtor.com i want off market houses,that is where the best deals are,when someone calls me i can meet them and solve there problem with no competition as opposed to no access and just throw money at them and lots of competition. --38.248.xx.xxx

I meant they may have some leads on people who were going to sell but for whatever reason changed their mind.

Our county lists houses that are potentially coming up for Sheriff's sale. It was just a paper that they copied and had outside the office.

Most people didn't go there to look at the updated list. They might have changed their format by now, but it was a good way to see what was potentially happening. It also would allow you to contact the owners ahead of time.

Long shot, but maybe there are still some backwoods areas that are not tech friendly? --47.227.xx.xxx

OK, much smaller scale I know but I just did this this afternoon.

Was at my apartment and saw a city truck with a mower parked at the house across the street. The owner went thru some tough times and I sent a letter inquiring about purchasing the house so she didn't lose it to foreclosure.

Anyhow, that happened last year and no response. Well the lady that was preparing to mow the yard was a wealth of knowledge. She knows the owner. Guess she got mixed up with drugs, husband left with the kids and now she is shacking up with a potential wife beater.

The good part of the conversation is that she gave me an intro to the guy that deals with all these houses in this particular city. I guess there are only five that she mows right now, but more are being added to the list. The city charges $300 per mow and she mows them twice a month. The bill is a lien placed on the property.

I drove over to the main office and met the guy. Yes he knew the house I mentioned. Yes he would love it if someone would buy the place and take it off his list. He even hinted that the city would release the lien if someone were to buy the place and take care of it. He remembered talking with me a year or so ago about another issue. I gave him my card. He said that he will talk with someone in the police department to see if they can find the current owner and he will get back with me.

If this works out (or even if it doesn't this time) I now have an in on places that are starting to cause problems for the small city. Population is right around 6k. --47.227.xx.xxx

They do, but I doubt it is for public consumption.

In a small city like this they all know where the problem places are, as they have to constantly deal with them.

Now the lady that mows the lawns doesn't like doing it. She has to contend with all the trash and stuff left there and grown over.

As long as she sees me as a problem solver this could work out.

Obviously just getting started here, so who knows what will actually happen. --47.227.xx.xxx
