Two candidates for a studio going for $ 1100/mo:
Candidate #1
1) Recent college grad recently employed by USDA. Salary is 70K. Just got the job 3 weeks ago.
2) Credit score is 550. Shows a recent 30 day late.
Income is solid and credit issues will likely be cleaned up. Can easily afford the unit. Currently lives with parents and only previous rental has been a dorm. If I went with this candidate, a double security would be gotten which she agrees with.
Candidate # 2
1) Recently got a job with a Specialized Living business. Salary is 50K.
2) Credit score is 750
This candidate also lives with his parents and this will be his first place.

If those are the only options, #2. The first already proved they don’t pay their bills responsibly. --143.105.xxx.xxx |

Candidate #1 but I don't like that 30 day late. That said, what exactly do you mean by 30 day late, if she is living with parents? --73.19.xxx.xx |

I would take number 2. both live at home and were in college, seems like you have to put effort into having bad credit in that situation, i am not impressed with a 750 in that situation but a 550 scares me --38.248.xx.xxx |

First one that passes your qualifications,
in all categories.
Or flip a Coin if both fall short. --204.10.xxx.xx |

For a college kid to have already ruined her credit does not bode well for her future. :(
So #2 for sure. --73.216.xxx.xxx |

#2.
They (#1) had do make a series of really bad decisions to already get their score that low. --72.218.xx.xxx |

Unless this place is a class D place or worse, if a credit score is less than 580 the likeliness of the completing even a one year lease, is not in your favor. --174.131.xxx.xxx |

take the one who can put down first and last months rent --24.22.xx.xxx |
