I just raised the monthly rent on two houses by $50 and let the Tenants sign a two-year lease that locks in the rate. I initially thought a two-year lease was a good thing but after further thought I'm wondering if it truly is better for the Landlord (providing stability and peace of mind) or better for the Tenant because with the high cost of living we experience these days was this a mistake because I can't raise the rent for two years now?

If you didn't give yourself an 'out' to raise the rent after year one, you shot yourself in the foot. A lease favors a tenant much more so than the landlord. --143.105.xx.xxx |

Good points and thanks. Although, I suppose if I had given myself an 'out' to raise the rent after the first year of the two-year lease, they'd have no reason to sign more than a one-year lease. I don't like month to month leases - there's no commitment on the Tenant's part. Alternatively, one might say 'they can always just break the lease and move out' but in my leases if they give me 45 days' notice and allow me to show the property during that 45 days (keeping the house clean and are overall helpful during the process) I waive the early termination fee (which is the amount of one month's rent). Still, I think I'll stick to only one year leases going forward. --206.0.xx.xx |

I do 3-year leases on a regular basis. Years 2 and 3 the rent increases by approx 3%. For example, year 1 $1200, year 2 $1235, year 3 $1270.
I view this as good for both of us. Tenant knows that as long as they perform they have a place for the next 3 years with known rental increases. If I've done a good job screening, I'm confident that I won't have to find a new tenant for at least 3 years. --68.1.xxx.xxx |

Leases do two things here:
#1 Establishes the specific rules for the property over and above state law minimums. Allows for increased deposits and longer notice requirements.
#2 Allows me to DING their deposit for unpaid rent if they break it early without such notice and if I don't get it re-rented. I had two - no three - of these already this year and Tenants were flabbergasted that their lease actually required they give sufficient notice and pay rent until re-rented.
I only go M2M at an End of lease if I'm pretty sure I don't want them as a tenant anymore. Gives me more flexibility to end lease on my terms. --73.216.xxx.xxx |

No lost rent, Zero. Remember I collect 2 months rent as deposit, it takes me about 45 days to fill a space.
One girl dithered about a new lease, even signed one and paid the increased deposit, then before that lease even started decided, no, she was leaving town. We got it re-rented with no lost money TO US.
Another guy thought he could give us minimum notice because he is in the service - except he's not anymore, and even if he was he didn't give enough notice per even those rules. It took us - surprise - 45 days to fill it. No lost money to us.

In court, at least here anyway, the lease is a mere "serving suggestion" for a tenant. For a landlord it is an iron clad contract with prohibitive lease clauses to be struck down should said clauses not favor the tenant. --72.0.xxx.xx |

in california leases favor tenants, PERIOD. a lease is what the law calls an estate...it's ownership in the worst sense...you get a tenants 'promise' to pay rent, they get you by the short and curly's. all my agreements are month to month. no exceptions. this has meant i was unable to rent to a couple of VERY qualified section 8 tenants because the sec 8 requires a 6 month lease minimum (or did). i have told 2 sec 8 managers they were good to go...just not with a lease of any length. in fact a landlord i met once told me that was how she declined section 8 applicants. raising rents is based on the way the tenants treat the home...no need to give it in writing. --67.63.xx.xxx |
