I have a 20 year tenant that has been smoking heavily. The whole time, the walls are pretty bad. Actually, every surface is very bad.

Stained. Do I need two coats of primer?What kind would you recommend?I try to buy from home depot --73.52.xx.xxx

I'm thinking what Oregon said.

That said, if they are out...

Washing everything with TSP...replacing furnace filters...airing out...use ozone machine.

And then, I'd ask Sherwin Williams on this one.

Historically, I'd use oil based Kilz to "seal it in".

Clean it all. Then get something to help with the odor like OdorXit or Pure Ayre. Spray, let it sit for a while to eat the odor causing stuff. Ozone machine when not going to be in there.

I used oil Kilz on an apartment where a smoker stayed for a few years. By the time I got ready to rent it the smell had worked it's way back thru the primer and two coats of paint.

Clean it until you can run a rag wet with the cleaner over the wall and get nothing on it. (I use Awesome) Same with ceilings. Heck, wash the floors as well, I know I did.

Then start the treatment. Ozone, good spray to absorb. Then you can prime it. I used BIN on the last place that suffered from smoke and skank. I sealed the floors, walls, ceilings, doors, trim, etc.

Then I noticed a smell that came back. I talked to Deb at OdorXit about it. She worked with me and I got it nearly gone but it was persistent.

Then I figured out that the smell was coming from under the baseboard where the gap was for the carpet. I had removed the carpet, pad and tack strips already.

I pulled the trim off, sealed behind it and sealed the back of the trim. Then it was finally gone.

This was by far the worse smelling place I have ever owned. I only have a couple people who still smoke, but no new ones are allowed.

If it is just a faint smell the cleaning should take care of it, then seal the place up. My suggestion is to clean and deodorize the place then let it sit while you work on other things to see if the smell returns. Nothing worse then getting ready to show a place and the smell creeps back in. Whether it be smoke, pets or just dirty feet. --47.227.xx.xxx

Just want to commiserate with ya; I have a ten year tenant who asked if I could paint. I responded with something about it needed a good cleaning first. That seemed to just go right by their smoke -filled ears. I honestly cannot fathom living in such a dingy space and not take the simple step of washing all surfaces once a year or so. My dad was a smoker, but we gave it a serious clean about twice a year and that kept my parent's house pretty darn good.

In my case, I did decide to do some repainting, but after a thorough cleaning first. Bathroom was least smoked-in room, and the caulk that I had used had yellowed badly, not because of smoke, just bad formula ( nowI know why I got a case of caulk on clearance so cheap. It yellowed at all my houses, and this is the only smoker.)

Jason, if your tenant has moved out, I'd do absolutely as much cleaning as possible first, before doing any painting, as some smells seem to migrate from an uncleaned surface to the cleaned areas. Definitely don't paint over dirty areas. On a house I bought that had mold, squatter remnants, wild animal droppings, long after everything was cleaned up, I finally got around to priming the subfloors. I used Zinzer shellac-based primer. I was surprised at how much better it smelled after that. Seems the floor was still releasing smells. That house has been rented a few years now, still smells good. --72.135.xxx.xxx

Cig Smoke destroys a home more than Cat Pee, and if you've ever had floors destroyed by Cat Pee, you know that is saying something. But Cig Smoke by its very nature invades every corner and crevice of a home from attic to basement, every outlet and light socket, behind baseboards, in and on cabinets etc.

Do not even attempt to fix until the smoker is gone.

Guess I should add that I replaced all the light fixtures in the apartment as well as the ceiling fans.

It had a wall unit AC, and I tossed it as well. Saw a couple guys driving down the alley looking for scrap. Said if they wanted it they could take it. They did and that saved me from trying to clean it as well as hauling up and down the stairs. --47.227.xx.xxx

since TSP burns my hands, I would recommend either gloves or using a wet mop and mop bucket. When the walls stop streaking brown tar - it is clean enough.

I’m dealing with this right now but after only 3 years. In my case the paint was of good quality and eggshell so it didn’t penetrate the surface. I use a swiffer wet sprayed with krud cutter to clean the walls and it pretty much all comes off. So just a coat of paint works. In the past one coat of Kilz has been enough after cleaning. I did leave windows open for a few weeks to get rid of the smell. Obviously everything porous has to be replaced. --162.204.xxx.xxx

Keep this as a smokers unit, don't do more than you have to. Otherwise you have to replace everything including the outlets, fridge, and such. Paint from HD won't work, and paint won't work w/out scrubbing. Just take a sponge mop to the surfaces try liquid tsp or HD purple degreaser undiluted. I always do a 'No Dip-backs' method of cleaning. Bunch of clean rags into a bucket of soapy water. Wring each rag out, toss into a second clean bucket. Use each rag once, toss into a third bucket. The third bucket gets carried home, washed three times in the washer before going into dryer. So, the rags come out very clean, the wash water for the walls, floors, whatever I am cleaning always stays clean. I started this for moldy houses, not wanting to spread mold spores, but, thanks to reminders from y'all, I am reducing my risk of nicotene poisoning when I clean ciggy smioke. TSP...the real kind from a pro paint store. then shellac, again, from a real paint store like sherwin or such. common primer will not work. fun story, i had a smoker move out of a home exactly as described above, 20 years of diligent daily smoking in the barcalounger. the popcorn was brown and when the painter was scraping it for the new texture some of the cottage fell on his bare arms. WELL...that was like 100 nicotine patches and he was soon in the bushes ralphing up his breakfast. if he hadn't been a smoker i think that might have sent him to a hospital. i told him i wouldn't dock him for that extra break. good times. when we scrubbed the place the walls dripped with brown streaks. smoking is a disgusting habit. --67.63.xx.xxx

With a special sponge mop you have to wash all of the smoke effected walls with TSP soap. Let it dry. Then "another day" you apply a Special Smoke Treatment Primer (Thick Coat) to seal in the smell. Then you air out the rental. Wait 24 hours and test (Using your noise) that the smell is all gone, before you paint. --47.155.xx.xxx

Just looked because I only have a third of a pail left of Zinsser BIN. The real stuff not the new and improved crap.

The price has jumped to $415 for a five gallon pail.

Wow!
