In 1976 we bought a three family house in Cambridge, Mass for $63,000. We sold it after five years for $180K. I thought, erroneously, that we would always have to deal with existing rent control. That was incorrect. It was struck down a few years after we sold it.
I didn't put the purchase price in the equation because it's chump change.
The average rent over the years, based on loose figures (started off at $325 and is now $3,200 a month)
$63,350 x 41 years totals $2,597,350·in rental income.
Sales price for individual condos sell for around $1,000,000.

Are you saying that you got $63,350 in a year from a rental house that you paid $63,000 for?

My regrets are not staying in my core rental business and expanding into major remodels. Sure they make money but they take a long time in this area with permits. I would have more with less effort just buying rentals with the same money. --162.204.xxx.xxx |

My father used to tell me, when I was moaning about some mistake or other, that you make the best decision you can at the time using the best info you have at the time, and then you MOVE ON.
Or you'll live your life mired in regret about something...

No, all that rent was from one three family home, over 41 years. Here's the rental ad from a couple of weeks ago. Boston prices have always been high, not they are crazy.:

Every time I sell something I regret and second guess it but as WMH says you make the best decision you can at the time and you move on.
I regret not being more aggressive in the acquisition of houses when they were half the price they currently are.

Strange how we can look back with perfect vision.
That said, I believe in sleep. If I can go to sleep and get a full night of rest after making a business decision - it was the right decision based on where I am at the time.
