An older version of Quickbooks Pro desktop. They want you to move to the subscription cloud version but I refuse. The only reason you'd need an active QB subscription is if you did payroll. I think I am using QB 2018 or QB 2021. Find out what software your accountant likes since most likely with 30 units you are having an accountant do your taxes.

I should just keep my answer stored somewhere, to cut & paste as this question is asked a lot :)
We manage our rentals (40 units) and also personal finances and investments with Quicken. We stay with the latest version via subscription as I've been using it for decades and am unlikely to stop right now. We tried Quickbooks twice - even engaged an expert to help us set it up - but it's very much an ACCOUNTING program and Quicken is more of a CHECKBOOK program. I do not understand Accounting terms & conditions but I can balance a checkbook :)
Quicken has Categories and Tags - each property/address is a Category and each unit/door has a Tag. Using the Reporting feature, we can churn out Schedule E's and other Profit/Loss reports.
We maintain a Business Checking Operating Account, a Business Savings account for taxes, insurance, planned large cap expenses and a Security Deposit Trust Account. Also our own checking and savings, etc. --73.216.xxx.xxx |

I have used Quickbooks since 1999 (for business, not rentals). Be careful about pre 2022 Quickbooks. Even if you buy a copy with the correct install codes, it goes online to verify and update. I have a laptop with 2025 and 2020 Quickbooks. I kept one business on the 2020 version as I did not need to download transactions or do payroll. Somehow Quickbooks has been able to retroactively deactivatate some of the functions. The sales tax has disappeared and how names appear on invoices is gone. I don't believe the program is corrupted. I did try and reinstall the program on another computer and could not get it to verify with the mothership. Called QB. They can see where I bought the program in my account. Told them I needed to reinstall for an old back up due to tax issue. No help. They told me to convert the file and open it in my 2025 file. Trouble with the subscription is when it ends you loose access to all your data. --66.18.xxx.xxx |
