Hello,
What will be your viewpoint/policy to accept the applicants who had have convictions both in drugs and in thief each?
They do really have rental history, one was with his family's place that he rented from, now it is in 5h wheel, they want to live in a house now.
How long ago the crimes the landlord should consider?
Also, if there is a judgement, what should you do?
In any case, do people like them get granted to lease a house?
Can a landlord to ask for a drug free test from the tenants?
Not sure what will be a wise decision?

I don't accept crimes against property or people: theft, burglery, assault, etc. I don't care how old the crime is. I've thought about second chances, but then I think about what kind of person it takes to commit that type of crime and I am not interested.

Any time that I had a "tenant" with "potential issues" and then had to litigate them in court, 1) Either defending myself from a neighbor who was "damaged" by that tenant 2) The "tenant with issues" caused myself damages The Judge said, "that I knew this person had the potential to do it again, so I LOST in Court, being the responsible party with deep pockets. --47.155.xx.xxx |

I have seen how easy it is for people to get past a drug screening. But how do you screen against thieving?
Best employee I had is an ex junkie (always a junkie I guess so an ex-user is better wording). He turned his life around before we met. Clean as a whistle as far as the hard stuff goes. His resume would have kept me from renting to him. Now that I know him I would, but I don't try to get to know applicants like that.
It is rare that they turn their lives around, and I don't want the fallout from it.
I would just send them to Jason[VA]. Ha ha

I believe in second chances, but time has to prove to be the awesome healer that it is. For a crime involving violence, that is typically 15 or so years after going free. For other non-violent crimes, it would depend - but at least five years being out on their own and out of trouble.
While in the military, I trained many 18–25-year-olds. Do 18–25-year-olds make mistakes? I want to know that these folks can learn from mistakes and pick themselves up. being trainable is important to me. --67.140.xx.xxx |

Something that happened like 5 or 10 years ago and they changed their life around mabey but anything recent hard pass.

I watch for a lot of minor traffic stops as well.
Sometimes the police know someone is up to no good but can't prove it so they watch and stop for speeding, improper stops, lane changes, etc.
Nowadays if I see no insurance or no license I DQ them. One stop and you know but multiple stops and you are trying to cheat the system. --47.227.xx.xxx |

Luckily my state has open records so when I run their name every interaction with law enforcement and every court interaction shows up.
When people have repeated tickets for no insurance or no drivers license it shows poor life choices. Very similar to looking at someone's credit score

Exactly the same for me as Peacegarden said.
I don't have a way to verify they have insurance unless I see that they have been stopped and cited for it. It is illegal to drive with no coverage in my state, but people still do and they don't get into as much trouble as they should.
Too many times caught without coverage and they lose their license. But they don't care about that either. Takes a lot of stops to get the car towed unfortunately. --47.227.xx.xxx |

Hi,
I returned the application fee to the applicants. They appreciated. They are so similar like my first tenants, not marry, have a kid, with debts, the first tenants turned out to be bad they broken 7 interior doors in my almost brand new house, and did not pay the rents, the so-call financial guarantee from the grandma was a joke. The judgement is still uncollected.
Well, I rather not to have rent income than to stress over the unknown applicants who have had many evictions and huge debts.
