I searched for this but couldn't find a specific discussion about this....

In metro boston area, should i include a dishwasher or not? I'm old school, dishwasher are really dishstorage. But alot of people ask about it.

reason i never addeded... more stuff to break down, clog, neglect and my worst fear is water leaking.

any home over 2 bedrooms YES. A one bedroom maybe not, those usually have smaller kitchen and cooking for one. Cooking for a family it may get you more rent or at least consideration by lookers. --172.59.xxx.xxx

GLR, yes in A & B units. IMO depending upon who your prospective applicants are I would consider even putting them in C units. That being said I don't have any in my units (northshore area) that rent for $2,500.00 or less. --96.237.xx.xx

I have some with and some without. It’s never caused me any issues finding quality tenants.

In two of mine with a DW they don’t use them. So eventually the seals will decay and the new dishwashers won’t work without leaking anyway. Every tenant is different but if I don’t have one now it’s not something I’d ever add for the reasons you stated- might add one if I was remodeling to sell though. --47.201.xxx.xxx

I'm not a tenant, but I wouldn't consider living in a house without a dishwasher. I wash EVERYTHING in the dishwasher, and get rid of any dishes, utensils, or pots and pans that can't be washed that way.

We have high-end rentals with dishwashers. The brand doesn't seem all that important. I buy ones that have good reviews from other customers. Kitchenaid, Kenmore, GE. In our own house we have Bosch. So quiet that you can't tell if it's on or not by listening. They had to put in a little red light that projects onto the floor so you can tell it's running. --108.215.xxx.xx

My class B units all have them, only about half of my class C units have them. Generally, if I'm gutting a kitchen and there is enough room to conveniently get one installed then it will get one if it is a C+ or higher house. --99.64.xx.xx

Me? I teach MOMMA PICKS THE HOME. Momma gets what she wants - a dishwasher AND disposal AND an icemaker. If not, she rents elsewhere.

(If you install a DW you must drain it into a disposal. I use the Kitchen Aid 1.25 HP model from Costco $99 without ANY trouble. The .5hp models at box stores ARE trouble.)

DW costs about double the price of the cabinet space it takes up so not a large investment when you deduct the price of the eliminated cabinet.

I’ve added them to some places as the rents have risen. They have mostly been very reliable. The machines with stainless interiors seem easier to keep looking new.

I’m very few cases has the dishwasher been a deciding factor. Washing machine hookups have been much more in demand and also more difficult to accommodate. --162.204.xxx.xxx

New dishwashers have filter on the bottom where requires cleaning so if provided make sure knows how to remove then clean filter. Like any appliance will require maintenance. A fridge for example the back should be removed then all dust needs to cleaned with air compressor and shop vacuum as dust will act as a insulator which is going the compressor to work longer than the compressor will not last as long --216.110.xxx.xxx

unless space prohibits it or the place is a studio or a low end hovel...yes, a dishwasher is a nice amenity. ask your installer about the models they hate. i bought a nice LG for a better unit and the install was a GIANT PITA! VERY close tolerances, plumbing that was not typical...i do my installs and that unit was a FAT mistake. go with $300 units and make a point of advising the tenants that the thing drains through the disposal so they need to run that clear before the wash and also get the water nice and hot. --67.63.xx.xxx
