Later I have experienced prospective tenants becoming very picky when I show them a property. I didn't experience this very much in the past. Nothing has changed with the properties, they are the same they have been in the past, and they are all very nice. What I experience when rental prospects view the property is that they say that it is very nice, but they will find one small thing that is missing for them, or that they don't care for, then they go off and view other properties and I never hear back from them. Very frustrating! I was wondering if other landlords are experiencing the same thing recently, and if so, what do they think is the reason why.

I see this as well and much more so than in years past. It seems like the tenants I want are the same ones that everyone does and they know they have options. It seems like there are fewer people with good credit in recent years. --162.204.xxx.xxx

Best first of all is in ad after viewing rental unit or house will supply rental applications for all adults along must provide identification. Some will try motivation questions where they looking for keys to handed out with any credit check where you have handed the keys through the gates of hell. If they are ok with credit then if they move in they will continue to want upgrades like new appliances and so on. Where best to start off those upgrades will have to paid for with higher rent where everything is amortized over 3 years. Tenants think landlords are making huge profits where they can easily upgrade. Then again if they bought their house the reality would hit where renovations, upgrades may not be possible where if a roof, furnace, water heater or structural repairs is costly. Some of the Agents tell people it is close to paying rent where essentail repairs are never brought up. --216.110.xxx.xxx

Hi Wayne!

I agree.

I believe part of this is HGTV setting unrealistic expectations.

Another is the fact they are broke, just window shopping, and justify not renting or try to impress with their immense knowledge of housing by blaming something about the home.

In my town, my homes compete with so many brand new apts and new construction with snazzy designs, etc so my super clean, updated 50 year old home is not as enticing.

LLs need to tour open houses at the new apt complexes and new construction homes, and IKEA. I also recommend STUDYING, take pics.

Boomers like me must force ourselves to abandon the old standby colors and styles, and adapt to today's customers' expectations.

My experience is that about 80% of contacts are not really in the market. They are either just kicking tires for something to do, or else they are unqualified to rent and they know it. If the unqualified can see the landlord won't fall for their tricks, they move on, and the tire kickers have no intention of moving out of the place they are already in.

Good qualified tenants are a very small percentage of the people the landlord will have to sift through --76.178.xxx.xxx
