State Specific Question About: INDIANA (IN)
I have experienced lately prospective tenants getting very picky. Our properties are the same, nothing has changed about them, they are all very nice. I didn't use to have much trouble getting them rented promptly in the past, but I experience something has changed. Rental properties will view the properties, say they like them, speak very positively about them, but if there is one small thing that isn't quite what they desire, they move on and view other properties, and I never hear from them again. I experienced this type of pickiness only very rarely in the past. It's very frustrating. I'm asking if other landlords are experiencing the same thing recently. I'm eager to hear! My theory is that many newbie landlords jumped in the market and over-improved their properties. They will eventually flush out when they're not making any money, but in the meantime the rest of us are expected to offer top-of-the-line everything like they did. --50.32.xx.xxx |

I am not seeing that in my small part of the world.
If anything there are people that tell me my rents are lower and the quality is higher than the competition.

I live near 2 universities. I rent rooms which works out well for me. My room prices are about the same as other older homes in the area.
I don't have granite countertops or stainless steel appliances.
There are many new housing complexes being built, especially near the one large university.
Their ads read like a luxury penthouse apartment! There is a pool (outdoor pool, not great in CT) a big gym, stainless steel appliances, granite counter tops, cookie cutter rooms which go for $1350 for just one room within a 3 bedroom apartment!
Hard to compete with! All the amenities you could ask for.
That's fine if you can afford it! The reviews are terrible! Half finished apartments, noisy, poorly built, poor management....
I think some students want that luxury. If they can afford it, fine, some can't.
It seems that's the way now...a luxury college experience!

I think it reflects a cultural shift toward wanting a lifetyle that has not been earned, or mortgaging their future for enjoying life now. Nvm living being thrifty to save for the future--Uncle Sam will take care of me if I'm broke!
I had a guy ask about a room for rent. $500/mo for a nice room in a gorgeous house that I just rehabbed from the studs out. It includes all utilities, internet, and laundry privileges.
The price was listed clearly, and the description states that the listing is for a ROOM in a shared house. After a few exchanges, he said, "$500 for a ROOM? No thanks!"
A shabby one-bedroom in the same area rents for $750+, plus utilities, internet, and laundry. So I think I'm offering a pretty nice alternative. Plus he knew the price originally.

Watne, perhaps you could change your marketing approach. Rent starts at $1,299. Why does it start at $1,299? The customer is always right and they are the folks who will tell you what add ons they will be willing to pay for.
