NE, Apples and oranges. We're not talking about immigrants doing roofing and being paid in cash for the most part.

We are talking about home grown American citizens who want to live off the system and are forced to work 20 hours a week to get their benefits (aka government pets). Just watch all the employee theft videos on youtube. --72.0.xxx.xx

This is mostly fake news. While it's true employers cannot check you actual credit score, they can see your credit report. You must give them permission, but when you consent to a background check you will consent to check your credit report. There are some exceptions. --172.58.xx.xx

I guess I understand since so many people are having issues with credit (meaning they don't know how to PAY for their bad habits of getting loans and they decide "meh... I just won't pay it... what can happen?).

I think that the "few exceptions" are (or should be) for those that will be handling CASH or responsible for doing so.

How many people don't even know how to write a check OR even understand how a checking account (balance) works? They seriously look at their balance on line and think "oh, I have $xxx in my account... I can spend it" yet they have NO idea that they've already spent it because either a bill hasn't come out yet or there's an app charge they pay for they "forgot", etc.

Let's not fix the problem... let's just create other issues instead. --47.231.xx.xxx

As I sit here at my desk, having done nothing thus far but eat breakfast, I have to say that being a deadbeat is nice.

The baby momma is at work, making sure we have a little spare change and insurance benefits. Meanwhile I had to get up, walk to the kitchen, and get myself another cup of coffee.

Credit checks are one tool, but here's what matters more: enforcing late fees consistently. If tenants know you're serious about deadlines and penalties, behavior changes fast.

I started tracking late payments religiously - every day late gets a fee, no exceptions, no excuses. Once tenants see you follow through, they prioritize rent. No need for credit checks if you document everything and automate enforcement. Late fees don't make you money (they often just signal a tenant that needs to go).

What matters is the pattern they create. When rent is consistently late, add it to your records. Some landlords use automated payment tracking and late fee systems - so tenants get reminder emails and know exactly when penalties kick in. The real filter: tenants who respect deadlines don't need credit checks. They just pay on time. Problem tenants self-select by being consistently late.

Have a tenant that went looking for another place in a town close by. She has been a stellar tenant. She is wanting something bigger and wanting to move in with her new boyfriend.

Well one place called me. I spoke with them and they said all looked good. I gave a good review for my tenant as well.

She didn't get the place. Her credit is dinged for a recent divorce that she went thru I guess a couple places outright said no. She has worked for the same place for 14 years, makes good money and no criminal problems at all.

Now to add to this a little more info came to light last night when we spoke via texting. She contacted me about rent being late. I thought wow, this never happens. Then I checked my calendar and she wasn't due until today, but the CU is closed and she drops the money directly there. She forgot about the waiver of late fees when the CU is closed on the due date. She usually pays before hand.

Anyhow I asked her about her move. Learned about the DQs from her credit report and then reminded her that the BF needs to fill out an application if he is staying over semi-regularly.

Oh he isn't staying here because he won't pass your application check.

Well, she knows she has a bad boy, and knows not to let him stay at my place.

My opinion is that they are applying together and he is holding her back.

She still plans to be out within a month, but now I am watching her. --47.227.xx.xxx
