DH is showing a vacant (finally finished project) today. Confirmed with prospect. Shows up and waits (and waits) and then calls them, only because they DID confirm. They say they are waiting outside the house. No they are not, turns out they are in front of a house on a similar-sounding street - but not the same and not spelled the same. And - IN ANOTHER TOWN ALTOGETHER.
They say they still want to see the place and hustle over - 25 or 30 minutes.
They look at the house and like it but confess they need a 3-bedroom...
House is listed as a 2-bed 2-bath. With pictures. Lots of pictures. No 3rd bedroom to be seen (or mentioned) anywhere.
1) Full address with correct street spelling and town in listing title.

I don’t understand it myself. This happens to me all the time. I am explicit about the details because of this and it still happens.
I really need a 2 bedroom. But I listed a 1 bedroom.
My credit is just okay. But I said only good credit.

Sunday we were driving home from a location we don't normally go and there were many ways home. So I opened up mapping and typed on our house number and street name. When we got to the high way it said to go east and I know that was not correct as we live west of there. So as it turned out there is the same house number and street in downtown st.louis. I just assumed my map would know where I traveled to the most. There is a home feature but that didn't pop up cause we were closer to the other address downtown. Drove 53 miles to buy 4 mobile home interior doors from a FB marketplace seller (40.00 each, like brand new). She texted me, when you get within 5 minutes let me know, turn off google maps, then told me which road to take and where to turn, she said if I listened to google it would mess me up. So there are glitches. BTW, the last mobile home doors we had to buy were over 130.00 each. I just wish there was a place to buy replacement kitchen drawers, this tenant managed to destroy 4 of them! Just gone. I did find some on Amazon, when we get possession, I can check and see if the sizes will work. --216.126.xx.xx |

Frustrating.
Folks assume that showing places is just our job. They don't realize that there is no pay for it. With perceptions of landlords being what they are - rich & greedy, it is assumed we have nothing else to do but vacuum up money and show empty houses.

I have one house that comes up in another town if you google it. Well it did. Not sure if they got it squared away. My daughter used to live there. She has a lot of things delivered. Many times they would call and say they tried to deliver but nobody was home, or the people there said they didn't place the order. It was a pain for her.
My storage building is in the same town and it comes up a block away on google maps.

I use to have that happen a few years back... they would be on the wrong block or the "right number" but wrong street, etc.
Doesn't happen too much lately but nothing basically surprises me any longer.
I tell them when we speak (when making the appointment) that I will contact them about an hour prior to confirm. If they miss the call they need to call or text back confirming because if I don't receive the confirmation, I don't go.
I call them 30mins to an hour prior to confirm the day/time and address and they are coming. SO MANY will say "yes, I'll be there" and then don't show up. It's unbelievable and I don't understand why they do this. It happens more times than not for sure.
I don't want to hear or discuss "lockbox showing" because then I don't get to meet them or hear them, etc. Plus, I don't want people that I do not know having access to a property. To me, that is just insane. If it works "for you", great.
A few weeks ago I had three appointments all within 30 minutes. Called all three. One confirmed and showed up about 3 minutes before I did (it was earlier than the appointment and I was about 5 minutes away). The second one "confirmed" and the third one decided that she didn't have good enough credit and didn't want to "fall in love" with the property and then not be able to get it.
The person that confirmed texted me while I was there asking me for the address. I sent it. Then said "are you still there". I said "yes ... last appt just left.. waiting for you. When will you be here". She said "soon".
I waited another 5 minutes then texted her and said "how long??" She then said "wait, we spoke the other day about this house, right? (yes), Yeah... I'm not coming then because I think you are rude about the whole "confirmation" thing".
This was because I told her that if you don't confirm with me, I won't be there. OK ... so now she's "confirming" and then not showing up yet I'm the one that is rude.
Ya can't make this up...
