Last of the low performing tenants that I have called to say that she had a medical event over the weekend. She's in her early 40s and works in the medical field.
Has been paying her rent on time ever since her husband went to the county lockup for 6 months or so. They had several late payment incidents a couple years ago and even had their utilities cut off during the summer 2 yrs ago as they were arguing over the bill.
We are getting ready to submeter the water in that building as the water bill seems to be twice as high as the other duplexes.
This tenant makes it a point to tell us how many hours she's working every time DH runs into her.
Truth be told it's nothing special as when we were her age we worked 80 hours a week as well but this generation seems to think it's something special to do so.
They are also unusually rough being rather large people so they have broken the glass on the front door choice and smashed their own television. Have been with us for about 4 years now.
She also makes it a point to tell me that she has a $500 electric bill which is commonplace nowadays.
I have the stellar tenants moving out to New Hampshire in my other duplex with a family of four and their electric and gas bill combined doesn't go over 300. Same sort of setup and insulation factor.
I stated I was sorry that she had the medical event (she seems to correlate it with overwork) and she should just get it checked out. Personally I think it's a heads up letting me know that rent will be late sometime in May or onward.
How would you handle this since she is my last low performing tenant since I really up to my screening game?

Nothing you can do until she's late. I have a chronic problem we are getting rid of now. Gave her a 30 day notice and debating the folly and futility of giving a 5 day pay or quit. On the one hand, I know she can't pay and if she does it might delay her moving. She never told me she was pregnant and that just added to her problem. She cleans for a living and has been having complications. I would have more sympathy if they hadn't beaten up a very nice unit but it isn't in any shape for me to want to work with her any more than I have. --166.182.xxx.xx |

My advice is that if they are late on the 6th... do the 5/14day notice and start getting that in motion ASAP. You still have to do the whole the "eviction good cause BS" regardless (the paperwork) so it doesn't really matter. Good cause is ... THEY ARENT PAYING THE RENT.
Do it ASAP and don't delay on it. I have one that we did and the court is SO BACKED UP the FIRST court date is the end of this month... which means they get a minimum of another month just because of that. If they play the "oh, I want a lawyer" at court... that's another 14 days... and so on.

They had late payments a couple years back but are staying current now? You let them stay with the late pays and it paid off it sounds like.
When they destroyed things did they pay for the repairs? If yes then besides bragging about how much she works what is the problem?
You plan to boot her because she might be late?
Now if you repaired the damage and ate the costs then they are a problem.
With the problems you seem to have in getting half way decent tenants it all boils down to what chance do you have of getting someone better than her for the number of years she has been with you? --47.227.xx.xxx |

They paid late but paid the late charge and caught up. I never NOT charge a late fee for late rent.

I have had a few that give me all the details.
Some did so because they were afraid if they didn't it would come back to bite them.
Some did so because they wanted to show they were in charge.
Then there are some that tell me after they fixed the issue, so I was aware of what happened.

The oversharing gets me too. Like, no offense, but I rent houses. Not a social worker, medical person, therapist etc. I rent houses.
On related but different note...I hate when I get blah, blah, blah, blah, blah, the rent will be about 3 days late...is that okay?
I'm never sure how to answer that...because "no" it's not "ok".
But I don't want them thinking I won't take it 3 days late.
I normally reply with "our late fees are $15/day...be sure to include that with your rent payment".
