The single Biggest Take Away I took from last year's Convention was Bill Cook's T-Bar method of making offers at the kitchen table. In the past, I used Ven Diagrams alone for the places I would pick up on my own. That single tool allowed me to pick up two deals since that convention. Would I have got them anyway? Maybe. But using the two tools together is awesome.

But a tool that gives me terms and the seller exactly what they want creates a win-win. Price alone, will not get you too far - so you have to meet people face to face to learn their why and hear their concerns

What was your Biggest or Best Take away? I know I am going over in my mind what I expect to get out of this year's convention. I go in with a plan so I can get the greatest value.

I am going in with the hope my life calms down enough to learn something.

As if I didn't have enough going on, I closed on a personal house 4 weeks ago and have been trying to move and work on getting the old house ready to sell.

I hope to never move again.

But to actually try and answer your question, I'd like to learn "the end game". At some point I am going to want to leave the rental business. Do I 1031? Do I do something else? I always like to have a plan and I don't feel like I have a good one. I want to coast and relax.

I keep telling myself, another 5 years and things will be smooth sailing. I am trying to be patient but that seems hard for me.

Have I mentioned that I really like having all of you people around to bounce my silly thoughts off of? Thank you in case I haven't mentioned it lately.

Off topic a little, but Bonanza you should feel lucky that you could afford to buy the new house and not have it rely on selling the old one.

That made things much more comfortable for us.

My daughter is selling her house. She has already moved into the other one. She has an offer, which was contingent on the buyers selling their place first.

Timing and logistics just add to the drama.

Yes I am thankful I could buy then sell the old house. I just don’t like having a mortgage. If I was really smart I would have bought the new house when I had a real job. Banks apparently don’t like it if you don’t have W2 income. My interest rate is 1% higher as a result. Really doesn’t seem fair --65.188.xxx.xxx

Good stuff!

MY best approach face to face. Ask a few opening questions then just listen to what they think and want.

They will eventually form the deal themselves.

And ALWAYS ask for the "order". Write it out in simple English, hand them a pen and say "Just sign here."
