i have an old allister Garage door opener on ine of my rentals. i need a new ine and am highly confused about what to get. belt drive vs chain drive etc. cam i get some highly educated recommendations please? thanks --166.181.xxx.xxx |

Belt drive is quieter, chain lasts longer. I’ve always used lift master brand. I’d get an insulated door even ifvyou don’t need the insulation….they are much stronger and not flimsy --64.38.xxx.xxx |

Screw drives are the quietest.
Actually, it appears now that they have one called stealth drive. I have never installed those.
Be sure to get any extensions you need if you have tall doors. Look at the specs on the opener unit. --73.19.xxx.xx |

Had one screw drive shaft break at my old PR. Couldn't find a new part for it so bought a completely new opener. It was belt drive and seemed to be just as quiet.
Built the new house and installed two belt drives. They do fine, so far. I worry that if the belt breaks or stretches too much I might have the same problem, but there are still plenty of them being sold right now.
I would say the chains will last the longest. Easy enough to fix a busted link if need be. I doubt the chain will stretch much unless you have an industrial sized door. But even then you can bust a link and stretch the chain a bit to get it back online.
I have no openers in my rentals. If they wanted to install one I would give permission if installed by a competent person.
Brands in my house and the spares I have for my barn build are Chaimberlain. Still plenty of them on market. Used daily for maybe five years now. --47.227.xx.xxx |

Chamberlain belt drive here. I’ve installed a couple. I’ve had one fail due to a bad controller. It’s not worth fixing so I replaced it. It’s nice having battery backup and they can also be connected to WiFi if desired.

Ai gives lousy advice. We have installed MANY without a hitch from the box stores.
I prefer belt or screw drive. The chains drop grease on our white garage doors.
New ones connect to your phone (MyQ) and even have built in video cameras so you can see who is coming and going, or if your door was left open.
Be sure to check the weight capacity of the machine, esp if you have an older wood door. Buy the largest motor you can afford.
Add the electric eye safety sensors.
Lowes will install it. I pay $200 installation.
