It seems like the management companies only protect them selves in their management agreements. Is it a common practice to negotiate with them or edit the agreement to be more fair? --108.39.xx.xxx

You can always negotiate. My answer to that is always no, unless it is something very reasonable or perhaps not covered in the contract.

You most certainly can not edit the contract unless both parties mutually agree.

The lease mostly protects the landlord because state law protects the tenant. --76.178.xxx.xxx

If you are wanting to be happy with the results, the company you hire should be trainable so that you are happy. The problem is most landlords really don't know what they want, haven't taken the time to figure it and out and absolutely haven't written it down.

So expect to get disappointed.

1. know what you want ahead of time

2. throw their contract into chatgpt

3. send back a list of requested changes based on what you want and what their contract says currently

4. if they say no, they will definitely be a problem later

Unless you strike gold, you will never be happy with your property manager. I suggest either doing it yourself or hiring someone directly to do it for you. At first they can be a contractor if you can't give them enough hours, but hopefully you can eventually hire a full time employee (then more later).
