Had a woman look at a house today - she exclaimed how much she likes our light grey as a neutral over the beiges that are becoming more popular again...and she repeated it a few times during the showing.
She also mentioned how much she liked curtains over blinds. This house has a big sunroom that turned into a sauna in summer before we put up the curtains, despite being airconditioned. She couldn't know that but we do.
She's a tad older than some tenants - has kids in college and in high school - so she remembers nicotine-yellow walls I bet. And knows curtains are energy savers.
We had an app a few minutes after she left.
Not that she wouldn't have taken a beige house with blinds, probably. But the grey walls and nice curtains tipped the balance. --73.216.xxx.xxx |

I am getting comments that people like the grey over the antique white.
Had one tenant at a duplex see that the other side had grey walls and he asked if they could move.
He was half joking, but it made me feel a little better about the change I made.
Even tho now so many pros are saying grey is out.

A word about the curtains too: these things are pretty indestructible. Compared to blinds which we have been dealing with for years and years, these curtains are great. Biggest hassle is rods the first time, but that's true with blinds too and when they change the blinds, you have re-install again these days anyway.
There are all sizes and types and colors, we use NICETOWN Grommet style in basic grey or light grey.

I'm in the Midwest and we are slow to catch up, but played a podcast yesterday from a designer who stated in 2026 the trends are "Agreeable gray is not agreeable anymore in 2026 and going forward" of course that is homeowners, so in the next five years (for us midwesterns) be prepared to make a shift!! --172.59.xxx.xxx |

Personally I think some of these people say stuff just to start something.
I had been using the same antique white for a quarter of a century and my places rent out fast like.
Now that I am changing to agreeable grey the few that have seen it are happy as well.

We'll keep using SW "Worldly Gray" at one house where it works perfectly with the flooring and the dark wood trim. It's a warmish grey without the cold blue undertones.
We have SW "Accessible Beige" in an older 70's brick ranch bathroom with the original green bathtub & tub walls, etc. It is warm though slight greyish, but without yellow or brown undertones. It mutes those old fixtures and actually makes them look good.

Somehow our greys kept getting darker each time. Repose Grey was super light, almost white in bright sunlight.
Central Indiana is years behind stylish cities but our super light griege is getting WOWs and "Looks fresh and modern" and feels more "comfortable".
Momma picks the house so don't choose a "guy" color.

We did not like the darker greys - they are depressing if done wrong or in the wrong house. Light light grey is pretty.

It's all about the undertones, LRV's, and lighting.
Blue greys, and even violet greys, are colder and less friendly. Green greys are warmer, and so on.
LRV's in the mid-60's or so aren't usually too light or too dark in rooms with little natural light, but may look too light in extremely sunlit rooms. LRV's in about the mid-50's often work well in more sunlit rooms.
And one always needs to start with hard surfaces, such as existing countertops, fixtures, flooring, etc., to select the best colors. --71.246.xxx.xxx |

Have to admit I looked up what LRVs are.
That is all new science to me. I understand it but had really not tried to study it, especially for my rentals.
Something new for me to look into.
