Received a call from tenants that the dryer we provide was no longer heating. Per our lease appliances are provided at landlords convenience. Tenants had told us a few months ago that they were probably going to move, so not in a hurry to replace. Tenants understood. About three days later I got a text that the dryer was fixed and working great. When I asked about it, tenant replied that a fuse inside the dryer had blown. They also went ahead and replaced the two other fuses inside as a precaution. Reminded them they were not suppose to make repairs without landlord approval. The three fuses cost the around $15. I credited them $50 towards rent.

I had no clue that there were fuses inside the dryer. --216.76.xx.xx

The one that fails is a high limit thermal fuse, which opens when the internal temperature gets too high. This is usually caused by an internal blockage in the dryer’s exhaust system (or the dryer vent is plugged).

If they didn’t correct the root cause, then best case it’ll fail again. Worst case, it’ll catch fire. I always disassemble the dryer vent and clean it any time I replace the thermal fuse.

Also, they didn’t repair your dryer with FSPs (factory specified parts) because the Chinese knock offs are cheap. Have you verified the smoke detectors work? --172.56.xxx.xxx

For a clothes dryer never ever use the plastic or any vent material that is not smooth where lint builds up. They should not sell the plastic type of venting. In the apartment building found stacked natural clothes dryer were not work properly where they used that plastic type venting connected to metal venting from the dryers. Had chip away some concrete as the vent ran vertically through the concrete section where connected up with 4” metal pipe from the dryers right out to outside. After that never had a problem again as the metal venting the air flow was higher where any lint went outside. Always check these things out as potential for a serious fire. In the house using a natural gas clothes dryer where went with metal venting from the dryer right outside. Used the heavy gauge 4” heating pipe as much stronger. --216.110.xxx.xxx

Nice of your tenant to do this,.seems like he has some knowledge of dryers,.but as others have said,.lower quality parts may fail,..Exhausts need to be cleaned etc.

There are some things I refuse to do myself,..one is dryer repairs and maintence ...too much at stake,..on the day I were to attempt it,..I can certainly find other things to do,

I'll collect the coins and pay for the guy whose job is to do .. it ,..part of the cost of doing bossiness. .and better piece of mind. --75.69.xx.xx

I applaud the tenants for taking the initiative. I would bet a "professional" repair person would use cheap parts, too.

I would follow up with them & see if there may be a need to clean the vent.

I'm confused by some of your wording:

Usually, when I see that it is provided for the convenience of the tenant, that means the Landlord will not repair or replace.

If it is at landlord's convenience, is that just a way of saying you will repair or replace, but will get around to doing it whenever you feel like it - or don't? If I'm correctly understanding it that way (the latter), that seems odd. --72.218.xx.xxx

When my appliance guy buys parts he only buys OEM, as long as they are still available.

But he sells used appliances and pulls parts from dead ones to fix others.

Kind of a twist in my eyes, but it's how he des it and he provides a 90 day warranty. --47.227.xx.xxx

OEM only for me, as well. You’re rolling combustibles around in a combustion chamber and “hoping” the Chinese made safeties work. I hadn’t bought a hi-limit in a while, but when I did, just that one part was $25. The other parts he replaced aren’t common fail items, so he’s replaced what was fine, with inferior parts. Sorry for the shorten version that is in my contract. Here is full version:

The Refrigerator (model # xxxx, serial # xxxx), Clothes Washer (model # xxxx, serial # xxxx), and Clothes Dryer (model # xxxx, serial # xxxx), Emerson microwave (model # xxxx), Oven/Stove/Range (model # xxxx, serial # xxxx), storage shed are included as is. They are located at the dwelling and are there solely at the convenience of the Landlord, who assumes NO responsibility for their operation. While at the dwelling, residents are free to use them; however, residents do so at their own risk. In the event the above items fail to function, the Landlord are not liable for repair, replacement, or damages. Except for the storage shed, if residents wish, at any time they may request in writing that the above items be removed. The Landlord will then remove, store (in the above onsite storage shed) or dispose of them at the Landlord expense. Landlord shall if they choose to replace, have the right to change out model #'s and serial #'s of appliances under this paragraph.
