I have a reasonable number of properties and don’t see how software would save me much time. I have a few spreadsheets set up in Excel and some form letters in Word. I find that I need very little else in terms of bookkeeping. Except for tax time I don’t spend much time on paperwork. And even that is essentially just combining everything. --162.204.xxx.xxx |

Excel for the win! Well, now Google Forms.
At the end of the year I create a copy called Taxes XXXX and start deleting the things that the CPA doesn't need. Especially the snarky remarks that used to get put in about trouble tenants.
I put it on a flash drive with the company name and drop it off.
When I get it back I put it in a drawer until the next year.
We do still have paper copies of things that we submit to them, but the plan is to scan those so all I have to do is walk in with the drive. Better yet I could share a directory on Google Drive with the CPA until they are done.
Anything to make it easier on them, even tho it never seems to save me any money. --47.227.xx.xxx |

We use Excel. I have a workbook setup for each property. The workbook mimics the Schedule E that is required when filing taxes. The first page summarizes everything, like rents, repairs, etc and the other sheets provide the details that support the summary sheet.
I also have a spreadsheet that tracks current rents by unit and a dashboard showing me who has paid rent so far and who hasn't...what amount has been paid and amount still coming in for the month.
If I had to present the numbers to someone, I could pretty everything up, but it just helps me get everything logged and keeps track of income and expenses. --204.195.xx.xx |

I use Quicken because I track more than the rentals, and I also hate typing in spreadsheets so I download all transactions so I don't have to type as much.
I tried Quickbooks and it is the biz standard but I track personal stuff too so Quicken works better for me. Not as rigid. --173.18.xx.xxx |
