One of the reasons people rent is to offload the maintenance and repairs to the landlord. One of the reasons they will pay more is for appliance repair and replacement.

There are several contributors on here that say they stock a few stoves and refrigerators for when there is a breakdown.

Prices to repair appliances are getting too high.

I have some I get from garage sales, estate sales and marketplace for $50-$100. No way am I going to pay $800-$2000 for one.

The dishwashers and disposals I just remove and recycle them, especially in "C" and "D" units.

If/when one goes bad, just swap it out. The electric company here pays $50-$75 for refrigs, hoping you will buy one of those energy star units.

They don't make appliances to last anymore and especially the ones that have circuit boards and "smart" stuff included on them.

I changed my lease a while back to say that the appliances are supplied, if needed, as a gesture on my part. I do not warrant them and I will not repair or replace them if they die. Tenant can contact me and I will remove them as needed.

That being said I still try and take care of them, but I don't want the pressure or the pushback because the fridge died right after they bought food.

I have spare fridges and ovens in storage, but I am trying to weed them out and only have maybe 1 of each. Not including the tenants that supplied their own.

Some on here rent the appliances to the tenant. Some rent to own them. --138.199.xx.xxx

Appliances are not included in my lease. If an appliance is there, the tenant can use it, but, I do not maintain them.

If the house has central air, I do not guarantee that it works. If it breaks, I do not guarantee I will fix it.

It is easier to rent if appliances are included where amortize a month cost for each appliance. Fridges will last if every six months back cover is removed then dust is blown out where only buy a basic two door fridge without any complicated things to break down where some have basic dial controls. Stoves again where buy a basic coil type where as long not vandalism takes place should last. New dishwashers have screen in sump that has to cleaned out every one to three months where are going to be problems. Each appliance 30 to 50 more per month to cover costs. I am fortunate that I am able to repair appliances as long as part is not too expensive. Most appliances after 3 to 5 years parts are no longer available or parts will exceed the cost of new appliance. Gas stoves last longer where if cleaned will last where common problem is ignitor in oven fails. Everything made except basic appliances is designed for 3 to 6 year life expectancy.. A direct fired water heater may fail 6 years where if consumable anode is not replaced. --216.110.xxx.xxx

We furnish range and fridge. Very few dishwashers in our units. I've heard the pluses and minuses on appliances, if you furnish, it's sometimes a hassle but if you don't, there is wear and tear with tenants swapping them out.

One thing I've learned, don't let them talk you into letting them put theirs in. We just end up doing a lot of extra unnecessary moving stuff and one got broken in the process that didn't need to happen. --216.126.xx.xx

MMIT, interesting about the central air.

I have ten places with wall mount AC's in them. They are a pain to pull and replace because of where they are located.

I might add them to the list of appliances. I have spares, but nobody to reliable help me install them.

I include appliances and repairs. Some units do have dishwashers. I’ve only ever had one fail. We have normal failures on other items. Most are simple are fixes. I have a couple of repair guys that I use based on the type of repair. If you are lucky you may even have a good used appliance place around you. Unfortunately almost every place here has shut down.

My appliance program is very similar to Zero's - I provide them but I don't fix them.

Had a tenant 3 years ago - replace the existing stove with a new Scratch/dent - she called and told me what she was doing - Great Tenant - when she left she did not want it so I bought it for about half price. --172.74.xxx.xxx

I'd suggest checking state and local laws first. Here in California, for example, a new law (AB 628) requires landlords to provide and maintain refrigerators and stoves. You might have similar requirements, as a landlord or as part of maintaining a habitable, code-compliant dwelling unit.

Consider, too, how well tenants in your market would actually maintain the appliances. Would your least-responsible tenants be willing and able to make safe, effective, permanent repairs or to hire competent technicians to do so? Or are they more likely to ignore problems or attempt inadequate repairs, leaving your appliances in poor condition, your property at risk of fire, flood, or other damage, and themselves and future tenants at risk of personal injury? --76.81.xxx.xx

After being called to fix the refrigerator and finding damage that could only have been caused by a child swinging on the door, I stopped providing them.

I also do as Zero. "Appliances, if any, are provided as a temporary convenience until tenant can get their own."

The rentals here are relatively expensive and it is rare that appliances aren’t included. Before the rules were passed you could agree to whatever. It’s honestly easier for me to just charge more for rent. Even $20 a month would cover the cost. --162.204.xxx.xxx

We have high-end, expensive rentals and provide and repair all appliances. We include washer and dryer and build the cost into the rent. Luckily, we have a good appliance guy. I find that providing appliances appeals to the kind of tenant I want to have in my place. --108.215.xxx.xx
