Something I just became aware of (we do about 1 eviction a year here lately, out of 20 rentals), I was filling out the Declarant page in preparation for getting an unlawful detainer tomorrow and I noticed the box you check for posted on the door also requires you to MAIL a copy of the 5 day pay or quit!
Before, in December when we served on this same person, she was there, so it wasn't noticed by me when I filled it out. (Wasn't needed then either, she keeps paying last minute)
It seems like a waste of time to me, it takes 2-3 days for mail to go from small town to small town in our locale. Because it has to go out of state and come back!
It also suggested getting the certificate of mailing for it (which I do for important notices like 30 day, etc.) This is not certified that they have to sign for, just a certificate saying you mailed an item to that address on that date.
Did everybody else know that but me? (send a copy of 5 day pay or quit if you have to post on door)?
By the time they get it, the 5 days will be about up, I guess this is to prevent neighbors from removing it and they don't get the notice, IDK. --216.126.xx.xx |

The government is so far behind in terms of transfer of data, notices, etc. They still require faxes for digital data (what?) and mailing for notices, etc. It's absurd and ridiculous. --173.18.xx.xxx |

keep in mind some of these laws are created for the sole reason they know it wont be done then the tenant advocate can demand it starts all over again so follow the procedure. beware if you are evicting 3 people from the same unit at least in my state i have to leave 3 copies on the door and mail a copy to each of the defendents --98.98.xx.xxx |

I thought it was mail or another form that all parties agree to.

In NYS, since 2019 you are required to send any kind of notification, even a late rent notification, by certified mail which they never pick up. It's just a scheme to make money for the Post Office in my humble opinion. --172.59.xxx.xxx |

Moot point as she brought the money. I had made appointment for the inspection today that was long overdue and handyman went along. Pretty bad. Really upsetting and disappointing but we can't do what needs to be done with them in it. So the 30 day notice was posted and mailed. She wasn't there. So now we wait. --216.126.xx.xx |
