I am about to rent out my primary resident. But was told that my homeowner's insurance will not protect against any casualty. Now that I have turned it into a rental. I want to know if any of you guys use a. Rental dwelling or landlord policy to protect your properties? And if so, what are the companies you use? --162.233.xx.xx |

Landlord policy, speak to an independent agent who represents many companies for a good policy and price. make sure you cancel the other policy and send the new policy info to your bank --98.98.xx.xxx |

As Ken said, an independent agent should have some choices for you. Talk to your current insurance agent and then get some other quotes. Here at least, Foremost seems the most reasonable for rental properties.
AI Overview says
A rental insurance policy for property owners in California is primarily called landlord insurance or rental property insurance. It is also sometimes referred to as a dwelling fire policy. This specialized insurance covers the structure, liability, and loss of rental income, which standard homeowners insurance does not cover once a property is rented.
Key components of California landlord insurance include:
Dwelling Coverage: Repairs the structure (roof, walls, floors) from fire, vandalism, or storms.
Liability Protection: Covers legal fees and medical expenses if someone is injured on the property.
Loss of Rental Income: Reimburses lost rent if the property becomes uninhabitable due to a covered claim.
Other Structures Coverage: Covers detached structures like sheds or fences

I have Landlord Protector Coverage for 100% rentals. I also have Fire/Liability/Umbrella for Personal Properties. For Combination Apartment rentals with a unit for myself, I carry a Landlord Protector Policy for all of the rental units, but my unit, I call it an Owners Second or Third Seasonal "Rental" (I rent it from myself). And carry an Owners protection for Liability and a Renters for contents. --47.155.xx.xxx |

Look at the header at the top of this page, just under Landlord Convention 2026, click on Services. NREIG, which is National Real Estate Insurance Group. I talked to them at the first landlord convention I attended, made the switch, and have been very happy with them. I haven’t had a claim, but have discussed a potential claim , and they were very helpful. My favorite thing has been how easy it is to switch from occupied to rehab status. Prior to using NREIG, Foremost cancelled me when their random inspector noticed it was unoccupied with a boarded up window. Foremost had no process for insuring during renovations.
On a different subject, if you have a mortgage, does your mortgage allow for rental property? I know nothing about this, other than I think I have read some mortgage companies don’t allow the property to be used as rental while there is still a mortgage. Mine were bought for a song in 2012-2014, so no mortgage . (and not in great areas, so a bad song at that!) just thought you might need to check your mortgage paperwork. Others more knowledgeable might chime in on this. --172.59.xx.x |
