So the problem property was my first purchase years ago,..out in a small town in the mts. not as viable as the other properties I have and I alowed cheap rent to nice apts including heat .

They DON"T want to move as there are no other as good places around.

So the question is,..I'm pretty sure they are not going to allow RE agents to come in for a look and also any prospective buyers,..as I said with 3 lawyers,..one who is supposed to be a specialist of evictions,suggestted by our local LL's Assoc. ..I think we have paid over 5K just to try getting that one out ,..who is still there,

How can I sell this place? would you buy a place sight unseen of the units? Is there anyway to even allow a RE agent to get in and even take picutes? These are nice units,..the two top ones have more Sq foottage as an ave house each,..

I think one of your problems is that you are not in control. As Aldo said -- "The landlord is in charge. The tenant is not".

Notify tenant that you WILL be inspecting/showing/etc at such and such time (between x and y). Give state required advance notice.They may be there if they want but it is not necessary. If they refuse, court time or police time. If they change locks, have locksmith remove their lock and replace it and provide a key as per state regs. Get everything in writing and when you go film everything.If they attack you, defend yourself or have your bodyguard or big friend do it, then get the police onto them for attacking you.

If you allow them to dictate what will happen, they will run over you. --172.222.xx.xxx

I would not buy a place without seeing inside all of it, unless at a ridiculously cheap price.

Also, since someone buying will most likely be from MA I can not see them saying the tenant can stay. I assume they can find out that you have been trying to get rid of her for a long time. I don't mind inheriting a sour tenant but I am in a different state where getting rid of the deadbeats is much easier.

I hate it, but I am still suggesting a cash for keys scenario where you barter with the money she owes you already to get her out.

It would be an investor either way since so many units, in my opinion.

No buyer,..haven't put on the market yet,.trying to see if we can't compel them to let a Re agent in to perhaps take pictures,..then about prospective buyers,

lic contractors,.. the other tenant won't allow them in either,.(they are friends and trade advice)

Last Summer the BOH tried to cite us for the fact that she was running extension cords under rugs for her window AC;s

BTW do we HAVE to allow window AC's (this there a law that says a LL has to?),inking perhaps a tool to have her move,.

Think who your buyer is. Use the 'paperwork ' protection as leverage. Sign leases with agreeable terms that the new owners abide by. Or give these residents notice to move so you can make improvements and sell to owners occupied on at lease one side. Appealing to many FHA buyers getting in the rental game. I feel your pain. I sold my last SF in the hood with Grandma IN IT. She was a 25 year S8 tenant. Cash for keys was useless. She cried when I told her I was selling. I knew evicting was useless ... she was current on the rent. I was living 2 hours away .... this needed to go. It was 2022 interest rates hit 7.5% for investors.

My realtor priced it 20% below market. 3 offers in the first week. One was 10k above asking ...NO INSPECTION. Done deal.
