First, I need to say that I'm computer illiterate and with that being said all I hear about is AI. So, here's my question is anybody using artificial intelligence?
How and why do you like it? What would you recommend that I use. I am using Tenant File right now and I am wondering if there is something better and if I should change.

Roger,
I've been using the free ChatBPT to make funny pictures based on my word description
and some legal documents for a property line dispute and a partnership dissolution.
I click on the microphone, start talking about what I want and it types out a sample document (which I run past my atty before using!) or a funny picture for a friend.
My atty was impressed with the documents AI helped me prepare. (I didn't tell him it was AI and raise suspicion, I just said I got it from the internet.)
The pianist at our church has 2 Huskie dogs so I asked AI to create a picture of a Huskie playing the piano. She loved it!

Use it to write ad copy for rentals. Use it to write notification letters to tenants. Found both super easy and will use again. I do edit some as sometimes the copy is to flowery or wordy. But over all it's upped my writing skills and makes me look like a genius. Fast too. Try it. Ask it to write a letter to tenant about a lease volition... give specific names and the actual volition and date to cure. You’ll amaze yourself! I only use free versions for the time being. --172.59.xxx.xxx |

I was listening to a YouTube video while I was getting the kids ready for school the other day ago. It was one of those annoying AI voices reading an AI script, but I was interested enough in the subject matter to keep on listening. A few minutes in, for a few sentences, it started speaking gobbletygook randomly. Whoever had uploaded the video hadn't bothered to listen to their own video. But the point being-- if someone relies on it for something significant, make sure you do actual QC on it, rather than trusting it to not insert crazy randomness.
Someone on FB had mentioned they had used it instead of an attorney to create a complicated trust... I'm not quite sure how AI can get around "a non-attorney practicing law", but that's another thing I wouldn't be comfortable with.
I'm a reader, but the moment a block of text starts sounding AI-generated, I glaze over and keep on scrolling. ai;dr. It's made the internet very un-fun...
If you want to use it for entertainment or fact-finding, go for it. But unless you've got the knowledge to spot errors/omissions/inaccuracies, and the diligence to go through looking for those sorts of things, I wouldn't rely on it to create anything significant. Fill-in-the-blank templates are one thing, and have been around forever, but AI creations are a different animal. --96.46.xxx.xxx |

I use it for ads, project plans, taking meeting notes w/action items, tax advise, calculated lot line distances (I had to audit that math a lot), composing emails.
I also have been writing short movie reviews, so I use it to look up details from the movie I missed. I don’t use it to actually write the reviews, but it could. People would notice in two seconds if I used it to write the reviews . --152.44.xxx.xxx |

Upload pictures of your place and ask it to rite up a description. I get impressed by the details it finds that I don't notice. --173.188.xx.xx |

I just input a picture of the finished kitchen for Gemini to discuss.
It got the shaker white cabinets right. Talked about a few little things but did not mention the floor or the appliances.
So I asked it to discuss those items as well.
That's when it started the insults.
Said the grey floor was out and people wanted wood colors. Then it said that the appliances should be replaced with other styles. Brand new stainless stove and microwave but they were ignored.
Then to top it off it suggested I put herringbone tile up for the backsplash. There are already tiles up there, although more of a subway style.
No mention of the actual wall color.
Guess I need to have better inputs. --47.227.xx.xxx |
