When I market a place, I try to keep a general concept in mind. I am the landlord and it is my job to get a place leased out. For the folks that I am seeking out, it is more about the house and less about me. A complete and detailed description does wonders. I also provide a half sheet of upselling available. These adds read rent starts at.........

So, what does that thought cause?

I find myself describing the house in the top 90% of the add and at the bottom 10%, I outline what the requirements are. Sandwiched in between, is the next required step. Either you do that step to move ahead, or you don't. It isn't personal or anything. I really do want to send these folks links to pics of the place, but then again - you have to take steps to prevent the scammers from stealing the pics too.

Also by using "starting at", it allows folks to pick and choose. As a last resort it allows them wash out of the washer or drier instead of the entire house. I want them to know they have flexibility

I've thought about that but I refuse to move appliances in and out. #1 too much wear and tear on the property. #2 I don't have enough help for that. They can put theirs in storage (not generally the case).

I like the marketing ideas. I sometimes put a lot and sometimes with a link to my webpage which has all the details.

I've been thinking of a different approach (for me) in renting to singles. With singles, especially single men I've noticed they don't cook much. Simple meals or take out or they just go to a fast food, pizza or restaurant.

I'm coming up on a remodel of a small place, a trailer 42x10 feet (older model from the 50's) that I'm going to change around. It had a kitchen on the right end and 2 small bedrooms plus a bath on the other end with living room in the middle.

I'm removing the small center bedroom (7x7.5 ft) and the kitchen and making the new kitchen where the small bedroom was, backed up to the bathroom. Then put a new 10x10 bedroom on the right end with a sliding divider, like they used in the hospitals to separate beds in the same room. I'll add a futon in the right bedroom. This will give 2 bedrooms, a bathroom and a kitchen/living area. In the kitchen, I'm only going to have a mini fridge, an induction 2 burner cooking unit and a toaster oven/deep fryer. No regular stove or large refrigerator. If they want any other gadgets, they can get them at local stores. I know one retired many who just has a mini fridge, rice cooker, crock pot and a toaster oven and he says it's all he needs. No thousand dollar fridges or stoves. Mini fridge new is $130, Induction 2 burner cooker is about $80-100 and pans for it about $20; rice cooker and crock pot are cheap at the thrift store. In fact, I'm thinking of just not supplying any of it and let the new tenant get their own OR telling them I will rent them out or they can go to the furniture /appliance rental store. If it was me, I'd just look online or at a thrift store for them if I was renting a place. --172.222.xx.xxx

Lucy, it's TOTALLY shallow here. Fortunately, I just filled my last vacancy for now.

I went back to work as a temp in my old office as they needed the help. One of the phone extensions is very similar to Department of Social Services. The guy who had that extension is gone so I had to pick up the messages. Most were misdialed calls for DSS. One woman rambled on for a solid FOUR MINUTES how it is THIS COUNTY'S FAULT that she has been living in various hotels for 3 years out of 4! And NYS has the most freebies outside of California!

You could hear the tv blaring away and a boyfriend giving her cues as to what to say in the background. She probably hasn't worked her entire adult life nor her boyfriend! --64.246.xxx.xx
