I was in a bad accident and not very ambulatory , hard to get to my post office to collect mail /rent checks. I would like them to forward those to my home for a while, as I'm not sure when or if I will recover enough ,..at the post office it goes to my company's name, I really tenants to know where I live,..sure they could find out if they wanted to but I don't want to make it easy, I don't have my name given to them or my personal phone,for security reasons and the company phone goes to voice mail for my secretary to answer or she directs calls to handymen,contractors,plumbers etc,.

DO you think this can be done,..do you try to keep as private as you can? Its a different world these days, and I try to be fair about things but over the years I have had a few tenants angry at something, Some seem nice buy seem to go a bit crazy, (drugs I think)

Hummm a courier service,..will they go to the post office to retrieve/open my box or do you direct the tenants to send their rent to a courier?

If you are not up to full speed, might it be time to get a property management firm in place? That is my plan for when / if I can no longer shlep the tools, manage repairs, turnovers and all the other day to day.

Oh, and before I used Zelle for rent payments, I used to open an account where the tenants banked, give the tenants the account number, and they deposited rent there. Mail service used to be terrible in my community, and though it has gotten much better, I preferred an electronic method of payment, or, if they weren't comfortable with that they can deposit at the bank. That way, you can USE the rent as soon as you receive it. Checks/ money orders still need to be deposited. Using Zelle, I just log onto my bank account, the money is there, and can be used immediately to pay my bills. --72.135.xxx.xx

Potter, maybe go to your bank and ask them to walk you through Zelle, or the other methods of bank to bank transfer. My tenants like the convenience and safety too. No trips to the bank, no having cash left on their kitchen counter for landlord to pick up. My tenants mostly use their phone to do Zelle transfers, so can transfer from anywhere. I use email as my Zelle notification, and I don't have email on my phone ( on purpose-too much anxiety, cannot have phone chiming at me- too prone to panic attacks, anyway...) so I log in on my computer at home to see the emails that tenants paid, or I can log into the bank to check.

Another thing tenants like about Zelle, or other money transfer programs is, they get a receipt, or a record right in their bank.

Others on this forum use other transfer methods; you might find some discussions using the search feature. Once you go to an electronic transfer method of payment, I think you'll be very glad you did.

I open an account at the bank for each rental place and each tenant. Example (address = 464 Miller Street. Tenant = Tom Jolly. Requirement Tom must go to the bank and deposit into his account CASH rent. tOM TakeS picture of deposit slip and text it to me. That night I go online to the bank and transfer money from Tom’s account into my account. This way Tom has a deposit slip from bank. Tom has a photo on his phone of the deposit slip that he text to me. I get a text message from Tom about the deposit. Bank account shows the deposit. I transfer the money to my account. This shows on the bank statement. Lots of ways of tracking where the money came from and where it went. Seems like a lot of work but it if fairly easy. --71.31.xx.xx

Move toward easier collections of your funds.

I hated chasing the rents. Maybe you are in the only area where the postal service is perfect. I know I am not in that area.

I moved years ago to tenants stopping at one of the branches for my credit union. They can use the drive thru. They say who they are and where the money needs to go. The get a receipt and I can instantly see the money in my account online. They can use the night drop as well, if need be. I just tell them they must get the money in the night drop at least the night before it is due so it posts when they open.

One tenant uses Venmo. I have to transfer the money to my account, which takes a couple days. I have a few that use Innago. Those funds post in 3 days. My CU doesn't have a way to use Zelle easily.

I know a lot of people use ClearNow.

You can look into all of these while sitting at home recuperating.

My suggestion is to stop chasing the rents. I know it has made a world of difference for me. I have more time to do what I want, instead of checking a PO Box daily in hopes I get what I need.

I still go to the post office, but for less and less each year. My attorney sends checks to me as well as one person who is buying a property from me. --47.227.xx.xxx

You guy are great! I'm sure you are busy and taking the time for input is so appreciated,..,..some things sure might work but others are not practical in my area,..

But again,..all are appreciated,..for complex reasons my secretary can't pick up the mail as she was in a separate accident and can't drive,.and The fact she is raising 4 kids w/o a father,..etc.

BTW she is by far the best of maybe 12 others over nearly 50 years,., ,.Sometimes I have to be in her same room working at another desk and I am in total awe of what she does,.I could not run this w/o her,..(its one reason why I want to sell all,.If someting were to happen to her I would be lost,.I could move her to another one of my businesses

but maybe I could hire someone just to do that,..such as a general handy man (I need work at the office coming up, ) trash taken out, outside this building need painting some wood repair, etc.

I agree with the advice to consider electronic payments.

To answer the question asked, however: if you want your tenants to continue to send mail to your business P.O. box address, the U.S. Postal Service offers a paid service called Premium Forwarding Service Commercial that would forward the mail received at the box to another address you specify, on a daily, weekly, or monthly basis. There’s a fee to set it up, plus a fee for each shipment.

This isn’t a change of address, and as far as I know, it’s as private as the P.O. box itself, i.e., the USPS would disclose your physical address to anyone claiming to be a process server but not to the general public. --76.81.xxx.xx
