Hello
I would like your experience and opinions with group homes (operators). A company is interested in a property in Nashville. I've spoken with my insurance agent. What are the pros and cons? What questions should I ask?

Zoning laws as stated earlier.
Medicare and especially Medicaid reimbursement rates.
California reimbursement rates.
Good move on talking with insurance agent. Attorney?
Screening criteria for "dementia" or other mental illness.
Costs and who pays for building modifications and repairs.
Federal and state safety and food handling requirements.

Will house 4 children between 12-16. Minimum stay is one year or until they are ready to go back to their homes. I asked a lot of questions but did not ask if the group home was licensed, which I'm sure it is based on some of the programs mentioned. The company is based in FL and have two families that are moving back to Nashville. One is husband and wife team and the other is a single man. Depends on who likes the property.

I posted earlier with a lot of info on our 7 sober living group homes.
Good advice above.
I would not recommend such a rental for casual LLs, only full time pros.
I would not BUY a property in hopes of someone else using it for this purpose, ESPECIALLY if you live 2000 miles away.
Yes, requires special insurance for your prop AND THEY need special insurance.
I know DAYCARES/PRESCHOOLS require special paints and other safety features. Ask about that.
Troubled children is a special situation. Call my friend who runs a live in facility for kids in need. Bob Schloss

Brad,
Thank you for your advise. This site is very enlightening and I appreciate everyone's responses.
Apparently, a lot of people are operating group homes, whether licensed or unlicensed, and contacting landlords to rent their properties. It's very popular now and I'm following the "groups" on FB. I have not heard back from this company but wanted to be informed. Initially, I thought it was a husband and wife with foster children. My properties have done well operating over 2000 miles away from me (outside of Memphis and Nashville, TN) and I dont need to change my process. All money ain't good money. I do visit 4-5 times per year.
I'd rather leave the property vacant with mortgage before I deal with drama.
